"Charlatan factoring company"

During the 3 years that I have been unfortunate to have Charles White as my factor there has been many issues due to bad / non existent communication, failure to carry out agreed repairs, no response within the 5 days in their customer charter, simply no response at all, failure to respond to telephone, text or emails and exorbitant increases in the property insurance fee. The list is endless. How this company has managed to exist is extremely hard to understand as any company with such a low rating would normally cease due to customers leaving. There appears to be a management structure from chairman down to administration however in reality this company simply only functions at collecting their clients’ money.
When the client relationship support manager made the statement that due to a CWL error no payment would require to be made by the principals on a specific repair, this was welcomed, but then the MD stepped in and refused to carry out his employee’s commitment. Despite many emails from several of the principals the MD refused to follow the statement made by his manager. A derisory offer of 3 months rebate of management fee was offered. This was the last straw for me. This company should be exposed as a charlatan factoring company without principles or morals. If there was a regulator with legal powers this company should be closed down due to the flagrant breaches of contract to their clients. I would bar all the Directors of CWL from holding any directorships in any company in the UK as they are clearly unfit to hold office in any legal entity.

Absolutely disgusting company did virtually nothing during the five years they were our agents. Both managers promised us everything but did virtually nothing. Left us without insurance which is against the law this is one company to avoid. Had to give them 1 star as you can't give lower but in honesty they would get -5

"Pathetic excuse of a company"

Mr Hutton preaches like he is some sort of saint but would sooner see you on the street than resolve your housing issues. This is from first hand experience.

And don’t believe a word of their google reviews. I bumped into an ex-employee who told me they basically pick and choose people to give them good reviews, and then all clap each others egos when they get them at their weekly meetings. Fake to your face and behind the scenes. Disgusting people.

"Astounding arrogance"

I have asked for a breakdown of their £7620 management fee and they are refusing to do so!
I can only conclude that they do not have this information and perhaps it is a figure that they feel they can get away with without being confronted!

I have now escalated my complaint to a first tier tribunal. All I ask is for a breakdown of how they reached the figure they are charging.

The Scottish government have been excellent in a quick reply and have laid out the terms of the code of conduct that property factors must adhere to. Transparency is at the forefront.

As bad as the reviews already here. Slow service, very high fees, double charging on invoices and a staff turnover that they hide behind regularly.

Unfortunately there isnt a '0' rating or below...this is the worst ''mangement'' company i have ever come across. They charge you quarterly management fees which increase year on year and yet their ''management'' is non existant...DO NOT buy a property where this inept company is the factor

Awful invoice system, random charges added and inflated bills. Slow to respond to inquiries or not even replying at all

If I could give them a negative score I would. These clowns dont know what customer service is. THye dont even have an up to date copy of the estate boundary that can easily found on the Scottish Land registery. They tried to SCAM the estate to pay for a tree to be cut down, although it doesnt belong to the estate, which is quite clear on the public drawings. They take take take, and give nothing in return, GM landscaping hang out every job and take days to cut hedges that Ive dont myself In half a day, and not with 10 guys. They insist on charging for quotes around £600 for a tree survey...really FFS, that's theft, any company will give you a quote and hide the quote costs in the bill. Then Charles white gets the contractor to put 20% on the quote before the residents see it, which again is theft as they get this back hander from the company as a preferred supplier payment, plus their management fee on top of the quote. I'm going to start a petition to get these leaches out of our estate, everybody has had enough, and don't get me started about the inept site manager, still waiting on a reply to an inquiry from October 2020, and had to raise an official complaint, that they don't even follow their own pathetic so called internal procedures

They're awful.

Gave me zero notice to pay the float in full on the phone when I moved in (with no empathy on the expenses of a housemove or even enough notice for a payday to come around). They're extremely slow to reply to emails or return calls about problems – I'm still waiting on a leaking roof being fixed that was reported in August and apparently our building insurance doesn't cover leaking doors and windows. The fees and expenditure have rocketed up in the 2 years since I bought the flat. And they love to send patronising, chastising emails about things like bins. Absolutely nothing positive to report.

I don't recommend it. The invoices keep getting bigger, full of nonsensical valuations and fees. I am very disappointed!!!
