"I would never advise to use this factor…"

I would never advise to use this factor company, i would not even trust them to manage my car not talking about a development; poor notification, bills not including repeating monthly items, using contractors that bring danger, our bills increased from 75 to 200 per month for poor management.

"Non existant communication and support"

We have a property in Edinburgh managed by CW. We discovered water leaking through our ceiling on 12Sept. It was a Saturday so it was their emergency service we contacted and that was very helpful and efficient. However since then we have had deplorable service from our relationship manager. She never answers calls or voicemails and emails. It is now 30 September and we still have water from an unknown source dripping through our ceiling and cannot speak to anyone to find out what is happening.

"Shocking Service"

Atrocious factoring company, one of the worst ever encountered. Shocking and unprofessional service from Zoe Mackenzie. Would never recommend, nor use again. Invoices inaccurate, and falsifying work. Contractors not paid on time either.

"An absolutely shambolic organisation"

An absolutely shambolic organisation, who in all honesty would struggle to run a bath between them, let alone run a property development. Absolutely no consideration for customer service or the wellbeing of the proprietors they are expected to care for. They will do their upmost to perform the bare minimum whilst you pay above the odds for substandard service. Avoid at all costs, if possible, or begin seeking and petitioning within your development for an alternative factor, they’re about as much use as a chocolate tea pot.

"Typical scamming property company"

They do a good job of factoring, keep the estates tidy worth having on large estates.
Just dont plan on receiving your float money back EVER, they just charge administration fee to the tune of your float... provide you no invoice etc just a cheek, charge in advance of works to be carried that then don't get completed... charge for services that are not carried out etc... but hey think theyre all the same. But you have to zero come back because its in your deeds ! O well ..karma

"Really disappointing service from…"

Really disappointing service from Charles White in Edinburgh. Their 'customer charter' states that they reply to emails withing 5 days. First of all 5 days to wait for an email reply in this day and age is abysmal, secondly you never get a reply in 5 days!! You constantly have to chase for a response to repair requests I am still waiting on a fault I reported two months ago to be rectified and have had no update in 4 weeks - another chase email sent today. Although I dread the process have started the process of talking to other factors/setting up residency meetings to move!!

"Avoid Charles White at all costs!"

I will set the scene, Charles White are the factors for our development in the East of Edinburgh. They apparently identified a problem with the underground garage water pumps at the beginning of August 2019, so they instructed a 3rd party to disable them. With the pumps disabled and the torrential rain during the w/b 5th Aug, part of the development flooded resulting in extensive damage to at least one of the blocks. The elevator is still submerged in water (1 week on). This is just the straw that broke the camels back with me, I've owned the property since Jan 2016 and have thought they do a mediocre job at best, since then.

They are a total shambles! I can only echo what the other reviewer on Trust Pilot has said, about rising bills, abrupt letter on what you as a home owner can and can't do etc. The incompetence that they has shown over the last week after the heavy rain fall in Edinburgh is an absolute joke. They are now ignoring all my emails requesting updates on when the development might be back to normal. They know they are in a unique position, in that customer service can be dismal because owners/tenants have very little control over the appointment of factors. I have now sent 3 emails to our dedicated "property manager" who has point blank ignored them. If you think your existing factors are bad, do not dream of moving to Charles White. The "property manager" tried to tell me that the developments external water pumps were blocked with sand due to "weather conditions are changing and we should consider that heavy rainfall and potential flooding might happen" suggesting that global warming is to do with the fact these clowns had the pumps disabled last week, which resulted in part of the development being flooded.

I have now threatened to rent a water pump myself and begin the job of draining our lift shaft to hopefully get it back into service ASAP. They tried to tell me on Friday (9th of Aug) that there was no hire pumps available in the area for them to get a firm in to do this work. I phoned HSS Hire on Friday and was told pumps were available.

Absolutely shower of clowns, I hope the Managing Director Edwin Backler sees this and gets his team in order. If I had my way we would sack Charles White and source a new factoring agent.

Get it sorted.

"Avoid or regret at your leisure"

If someone suggests appointing this crowd to manage your block of flats then run. There is almost nothing you can do about it once they get appointed to manage your development, they will be locked in by the deed of conditions and you will need near unanimity between all property owners to get rid of them.

Expect ever rising bills, overpriced insurance, nasty letters telling owners what to do like they own the place, terrible service, questionable fees and charges and an extremely aggressive approach to collecting them.
