"Fantastic experience and beautiful home"

My experience has been fantastic with Mulberry Homes. I have never purchased a new build home before and I was a little nervous, however, I couldn't be happier. The sales and site teams have made me feel at ease throughout the whole process providing me updates at key stages of the build and a detailed home demonstration prior to moving in. The move in day was extremely special with all the added touches.
I strongly recommend Mulberry Homes.

"Happy buyer at Kingsbury Park"

I moved into my property at Kingsbury Park back in March 2023 and I know some reviews on here haven't been glowing which did concern me initially but I needn't have worried and I've personally had a great experience with Mulberry Homes. From my initial enquiry via Leisa at the sales office, introduction with Karl and Lewis (site managers) and both Steve and Ella with aftercare support, they've all been great and I couldn't of asked for anymore. They worked quickly and efficiently through my snagging list which was minor, have kept me well informed, checked in and supported me throughout the entire process and have gone above and beyond to ensure that everything has been as perfect as can be and it really has. I would certainly recommend Mulberry and the Kingsbury Park site to others and have found them to be spot on throughout. Very pleased indeed and love the house :-)

"Unethical Responses to Reviews"

I previously left a review on Mulberry homes as you’ll see below. As you’ll see the company replied asking me to contact them to speak about my complaints further.

At this point I was already waiting on three members of staff to get back in touch with me about on going complaints. None of them did and one them was even a director Mr Chris Laywood.

The company have no after care and the quality of there builds are not up standards. Read my previous review for further information.

As mentioned, please avoid this company at all costs. I now have the stress of having to communicate with the NHBC as extras I paid for in the house have been fitted incorrectly and made worse on attempts to rectify. The company have now refused to help further leaving me with damaged wardrobes from the fitters.

With such a competitive market, spend your money elsewhere.

"Horrendous organisation"

Horrendous organisation, ripped off, another buyer got an extra 20,000 off the same property as us after discussing in out neighbour WhatsApp group. Not informed about any steps moving forward, unbelievable amount of snagging to be done still, it’s been 1 year almost. DO NOT BUY FROM THEM.

"After-sales Care? More Like Don’t Care"

Mulberry must love this website as they can make empty promises about following up on the many issues raised in these reviews and they never do. Plus there is no way for the customer to respond to their cut and paste responses. Terrible company, terrible after sales, constantly breaking agreements. Will eventually throw money at a problem rather than admitting they are wrong or trying to fix their own mess.

"They knowingly blew every chance to be better"

Failed repeatedly on delivering quality on both our house and refusing completely delivering acceptable standard of finish to the surrounding public spaces (parks, grass areas, tree planting and play areas).

On our house we had to chase and scrutinise the most basic elements in order to have them fixed and in some cases are still waiting to be fixed. Roof tiling placement was unacceptable, shower drain off pipe not connected leading to water damage on lower floors, toilet not plumbed in properly leading to blockaging, guttering wasn’t fixed properly, bricks weren’t laid anywhere close to flush (which will never be fixed), garden was essentially rocks and clay no top soil at all leading to flooding of lower parts of garden, boiler flue pipe wasn’t fitted to safety standards, mould forming under dishwasher, loft hatch not fitted properly (still not fixed), plastering lumps under carpet, garage flooding in rain due to lack of drainage on drive, garden fence not fitted to withstand wind and who knows what else remains undetected.

And as for the public spaces Mulberry homes have done less than minimal requirements for satisfaction - we have a park that due to lack of effort is weed ridden, dead trees, flooding, more stone than soil, no drainage, scant grass and no scope for growth or restoration. They are repeatedly shirking responsibility to fix these issues and yet their aftersales team are very quick to ask the homeowners for positive reviews… the children’s play area is a joke and no more than mere metres in length and just a careless pile of fixed logs. Our kids have nowhere to play apart from the streets which goes against what was imagined from the sales pitch!!!

Talking to our neighbours our issues have been experienced by more houses than not in the estate. We are still fighting to get these issues fixed three years after our purchase

"Low quality house builder - avoid"

I would strongly recommend avoiding them as a developer. Initial engagement throughout the sales process is ok and relatively positive. After that their aftersales and customer service approach is severely lacking - furthermore they adopt a profit first, not service first approach, which is seen at our development where roads, public land, parks and play areas remain unfinished years after the last home was moved into. We seem lucky that our house has limited remaining defects and issues - most others on our development seem to be less fortunate. They never communicate on defects and unfinished items on the development and progess is exceedingly slow, often prompted by owners trying to push for progress, such as drivable roads, useable play areas etc.

Therefore, in comparison to other mid-large scale developers, I would put Mulberry Homes at the lower end / bottom of the scale. It’s a shame as their spatial planning and design is effective and value add but their aftersales and service is extremely lacking when compared to other developers like Berkeley, Barratt and now even the Vistry Group, Stonebond etc, who focus on customer service much more. They are also highly invisible post their sales team leaving site - there is little to no communication about items still outstanding and seemingly no aim to fully complete developments.

"Sell you the world, deliver very little. Dreadful aftercare"

Beware the sales people, the beautiful pictures and idyllic models. For a true example of a Mulberry estate, visit the one in Lower Stondon, Bedfordshire.

We moved in 2 years ago, and were one of the last few houses to be occupied, around 18 months after the first residents moved in. 3.5 years after and they still haven't finished the estate, despite everyone disappearing from the site. We were promised a country park, which is less than half finished, suffers flooding due to the poor drainage and the waste they left under the ground, the trees and shrubs they planted have died and the weeds are now around 4-5ft high. The local council have refused to adopt it unless it is sorted. Looking out from our house, the public spaces are not maintained, the childrens playpark consists of 3 pieces of wooden equipment, which are not used at all. The promised sports pitches are yet to be seen and the roads have sink holes appearing.

My own property has been generally ok, cosmetically, it looks ok but we've had a number of snags that Mulberry have either refused to resolve, changed the rules, "escalated them", i.e. putting us off or just simply ignored. Our biggest issue has been out garden, it wasn't properly landscaped and planned and we had flooding, 2 winters running. After 14 months of arguing they finally agreed to put drainage in, which has stopped the flooding and have just replaced the dead trees and shrubs, however the grass doesn't grow and the it is completely uneven. Mulberry's answer has been to send grass seed, which was of such poor quality, all the grew from it was weeds. They refuse to replace the grass properly, despite two independent reviews and their own adoption manager agreeing it needed redoing. The hear of the problem, which i found digging up a small section of the lawn is that they use the absolute bare minimum amount of top soil, which isn't very good quality on top of clay and whatever rubble they couldn't be bothered to remove first. I constantly find half a house brick or large rocks coming to the surface.

I'm sure some of their estates are perfect, but I would urge a visit to Lower Stondon before you purchase.

***update - just like my customer experience using the more traditional methods. I have had no contact or update since Mulberry responded to this post.

"Going deaf due to smoke alarm constantly going off"

Been in our house a while. All good other than the bizarre location of the smoke / heat alarms - what brain decided it was a good idea to place them directly above the oven / grill / hob?
Neighbours say the same thing as we regularly hear smoke alarms going off from other houses close by. Have to put a plastic covering over our alarm to avoid it going off every time we cook a meal. Surely a bit of common sense would suggest a location which doesn't cause this.
