"Price bears no resemblance to what quoted on this website"

Checked this website, and another (similar). Chose 1 local Estate Agent - who has quoted a price that bears no resemblance to what was on both of these websites. And has attempted to explain the difference saying "commission subject to condition and location of property". Given 'property' is in a prime location and in good condition - are they saying that a poor property in a poor location would attract less commission? Its not logical. I'll post again when negotiations are finished.
