Am a new tenant for Belgravia and have just moved to Peterborough for work so this is my first time renting alone and in a new area , akina has been great , every step of the process has been easy and any request made she has dealt with. She responds quickly and makes you feel reassured every step of the way through what is a bit of a scary process if you’re not familiar. She has helped me set up my bills and helped me save money with them as I had no idea where to start ! Such a kind person going the extra mile when she likely doesn’t have to. Thank you akina and Belgravia I’ve had a great experience so far with your agency ⭐️⭐️⭐️⭐️⭐️

"What an asset to this company Micaela is. "

I have not had great service from this company previously but felt I had to write and say how helpful and supper efficient Micaela Johannes was.
She was able to quickly sort out the queries I had on my service charge and now dealing with an issue with the property.
So lovely to have someone helpful and understands my situation. Thank you Micaela you are a star.

"These management agency have destroyed…"

These management agency have destroyed our development. They are making redundant our concierge services as they did not pay them for months, we do not have a cleaning service anymore for the same reason. We were two months with cold water. All the positive reviews??? I think they are scams and are paid for. No way this management company is providing the service described given they don't even pick up the phone after hours what about weekends....

EightAm is a disgusting company managed by crooks and rife with incompetence.

They will take your money and then allow communal areas they are responsible for to fall into disregard.

They have no way of showing you how they spent your money but will ask for more money claiming they've gone over budget.

The level of communication is shocking. The only person who displayed any shred of competence, Fiona, came to her senses at what a disgusting company she was working for and left.

"Terrible management company from a…"

Terrible management company from a leaseholder point of view. Sent us details of another leaseholder's property and complete nonsense when there was an audit recently - we have no idea what the accounts are, whether we owe or are owed money and whether they are ever going to do any maintenance on our property as requested. They have been in charge of the management of our freehold for a year and a half. We managed to get the gutters cleaned and that's about it.

I am an electrician who has worked with managing agents for many years and who has almost always had to wait weeks or months for payment. Being paid weekly by Eight Asset is a lovely surprise. I highly recommend working with them!

"EIGHTAM wrongly billed apartment owners…"

EIGHTAM wrongly billed apartment owners for utilities way back in August. I assumed the oversight was mine and promptly Baird the amount requested ( £335.75) the next day. Later came an email to all saying we had been sent the request for payment by mistake. I emailed to say I had already paid. EIGHTAM asked for my bank details so my money could be returned to my account. I did this and had no acknowledgement. I have emailed several times to ask when my money will be returned but do not even get an automated reply. I hope this review will trigger a helpful response. Moral! Don’t pay bills from EIGHTAM promptly.

"Dishonest, unprofessional, mismanagement of financials"

Dishonest, unprofessional, mismanagement of financials, helped themselves to funds from leaseholders service charge accounts without permission 3 times - refusal to return the funds.

Led by untrustworthy, unprofessional owners/management.

2 Nov - 8AM stopped managing the development on the 1st of October. They refused to handover all the funds to the new Managing Agent. We discovered that they helped themselves (theft again?) to a further £2070 on the 15th of Oct from our Service Charge Accounts without notifying us. When questions, 8AM claimed it was for handover.

There are no handover fees in our management contract nor was this 'fee' ever discussed with the Directors, nor an invoice provided prior to 8AM helping themselves to Leaseholders funds.

8AM have taken funds from Service Charge accounts without permission a total of 3 times now.

The £6668 they previously helped themselves to from Leaseholders account has not been returned. Criminal behaviour from an unprofessional organisation.

We await a response from Craig S and Verka H.

20 Oct - 8AM have not managed the development since 1 Oct. Verka H as the "COO" of 8AM has still not transferred any of our funds to the new Managing Agent (purposely?) depriving the development to run/be managed. 8AM have also removed all access to the bank accounts holding Leaseholders funds.

Given the history whereby 8AM took leaseholders funds to a pay random twice and have still not returned the funds (see below) and the repeated late payment charges (see below) we incurred due to 8AMs incompetence, this behaviour only highlights how unprofessional and corrupt 8AM are.

Still no sightings of the 2023 and 2024 Accounts either.

4 Oct - 8AM's management (Craig) refuses to return the funds (£6668.67) taken out of our account without permission because of the use of the word 'stolen'. This is despite repeated lies the funds will be returned on handover.

How would he like to label what happened to our funds? To clarify, funds worth £6668.67 taken out of Leaseholders service charge account without permission and paid to a company we did not agree to enter into a contract with. Perhaps refer to the Theft Act?

Incredibly unprofessional behaviour from the top.

14 August - Eight Asset Management tried to shut down an online review. All points below can be evidenced for anyone who requests for it.

Craig S (CEO), Verka H (COO), Amanda L (left), Rob C (left) and Sarah W (left) - parties to the unauthorised withdrawal of funds from Leaseholders’ account and the ongoing refusal to return the funds taken without permission.

Eight Asset Management (8AM) took without consent/without notifying Leaseholders approx £18+k from leaseholders’ account and paid a random company (Utility Mix) we do not have a contract with.

I discovered the missing £12k. Took 8AM over a month to explain who the funds were paid to. They claimed it was for services that we did not agree to. I managed to recover £12k from that rogue company myself with no assistance from Eight Asset Management - not my responsibility as a Leaseholder nor did we agree to pay this rogue company.

The Directors of the RTM were never told about this rogue company Eight Asset Management paid from our account, nor did the Directors agree to enter into a contract with this company.

During the time I was questioning the missing £12k a further £6.6k went missing to the same company. We have been chasing for these funds to be returned to the Leaseholders’ account. 8AM are now in a legal dispute with this company and are waiting for their insurance claim to pay out before paying us back.

8AM have on many occasions paid contractors and suppliers late putting the Development at risk. We have incurred a high amount of late payment fees due to 8AM’s incompetence and failure to pay invoices on time.

2022 Accounts were significantly late as 8AM had not still completed handover 17 months after 8AM took over.
