"Absolutely appalling customer service…"

Absolutely appalling customer service and terrible at completing repairs. Reported damp over 2 years ago now. Was told gutter is leaking, causing rendering to be damaged, which is causing damp in the kitchen. Contractor's sent round numerous times with no work even attempted. Gutter needs fixing first, so rendering can be done and then plastering inside the kitchen. Plaster sent round, he clearly couldn't do anything. Then a month later guttering was looked at.. needs scaffolding to be fixed as its a metal gutter, so nothing done then. I told them from the start which repairs needed doing before each job could be completed, yet next thing someone came to fix the rendering, which they couldn't do as the gutter still wasn't fixed. Back yard gate rotted away too, sent some one round over a month ago, they measured up for a new gate... Still not heard back, even though I was speaking to someone over email who was chasing the repairs up and I informed her that while I was away, my neighbour reported someone in my back yard. My house is completely exposed as the gate is not even worthy of being called a gate. I've emailed asking for updates on numerous occasions with no reply at all. I've called numerous times before and spend over an hour on hold to get through and then to get miraculously cut off mid way through them looking in to it! Or to be told they will call me back with an update..never get called back. Its literally been going on for years now with the damp and not an ounce of work has been done. It's just becoming a joke now

"Princess Court Manchester Construction Site Intruders"

Could someone please look into this?

Princess Court, 117 Princess Street, Manchester M1 7AG - Tonight 11/09/23 at around 8pm, several intruders were seen climbing onto access scaffold that have been erected by your contractor Casey.

This is the second time in a week that this has happened. The residents were traumatised and fear for their safety.

We rang the Casey out of hours emergency hotline, the Casey liaison office and Princess Court scheme manager but none of them answered.

Apparently there is zero security measures to safeguard the boarded construction area, there is NO LIGHTING, NO CCTV, NO ALARM and we all know darkness invites crime and they are putting our lives and properties at unpredictable risk.

Everyday the construction work starts at 8am until 4pm, causing much disturbance to the residents on a daily basis. At night we have sleepless nights worrying about intruders.

We urge you to take immediate action without delay. The security and safety of the residents is the number one priority. The site security should be checked and reviewed as a matter of urgency to stop further unauthorised access.

I have been trying to report a man repairing motorbikes for over a week but cannot get anyone to answer the phone. He is rebing motorbikes all day into late at night it's driving me mad

"It I could give 0 stars I would"

It I could give 0 stars I would. We're do I start? From Japanese knotweed weed taking over my full garden to black damp leaking mushrooms growing out my walls and ceilins. I also have a rat investion and a next door neibough that thinks it's acceptable chucking eggs, bricks and more at my windows were young children live. The housing are well away it's her she's done it to multiple previous tenants and also a tenant of your housing bur they just don't care. They do 0 repairs and good luck getting hold of YOUR housing officer. Over 100 calls and voicemsils iv left with no respond. Iv had letters of my doctors, school, midwives etc to say I need out this living hell hole. Yet they refuse to move me.

"Nothing ever gets repaired"

Nothing ever gets repaired! Leak in the kitchen ceiling from the shower still not fixed after having numerous people come out and looked at it. My downstairs toilet was booked in for a repair this afternoon, had a voicemail left this morning cancelling the appointment after waiting a month for someone to come out. My kitchen cupboards keep falling off and we had measurements taken around 2 years ago for repairs and still nothing.

"Do not book with this accommodation"

Do not book with this accommodation, worst apartment I've ever been on my vacation. I paid €1500 for 12 days that were hell! There is no air conditioning, it is impossible to sleep in a house that is hotter than outside. There was no cable to watch TV, the fridge freezes all the food, the washing machine does not work, the apartment does not have enough kitchen utensils, when I arrived it was dirty to the point that I had to take the sheets off the bed that looked like they had never been washed, so like the pillows, they put a roll of toilet paper for 12 days, two bath towels, completely dirty apartment with dirty walls of dead mosquitoes with blood. All in all, for the price I paid, it's not worth it at all. Don't book with this accommodation, it's living a vacation from hell.

"My daughter signed her tenancy in July …"

My daughter signed her tenancy in July 2022 still can’t move in because of damp she has a little boy paying rent bills ect on the house been out to plaster but still damp they say they are coming out but don’t turn up ring to ask where they are they say it’s not been logged why has no-one investigated this company is beyond me

"I am gobsmacked how this housing…"

I am gobsmacked how this housing association is still able to operate, with numerous emails to the ombudsman and to media the housing group continues to protect my illegal neighbours who are living in the above property illegally, it feels like the housing are protecting them, this time though they over stepped the red line and legal action is going to take place they are the pits and let me tell each and every one of you who have had issues with them as bad as I have you must take legal action, the housing group do not care about your complaints to ombudsman or media interest they have zero shame, its time for action people to get rid of this diseased infested unprofessional firm or at the very least get the housing group to install professional people that care about what they do and the communities they serve which I strongly suggest they do, the managers run off when they have done wrong, its time for change and I will lead the way! watch this space YHG

"Detrimental to my mental health!"

Absolutely awful, can't do anything!

So the latest is they've used an outside company to pretend to do repairs. This is all subject to legal action so a repairs schedule was agreed to.

Day 1 of so called repairs being carried out and they've breached the schedule THEY proposed and agreed to. 18 jobs should have been completed by the end of week beginning 24th July. Instead they completed....2 and did a bad job of that.

They left human feces in my bath and left yet another leak behind in my bathroom. So they fixed one job and created another problem. As a result of this leak I slipped and my foot (that I'd previously broken) is all cut up and bruised.

They where planning on isolating my shower so it couldn't be used. I asked specifically when are the tiles coming down and back up though? "Don't know" so I refused to let him isolate the shower. Sure enough three weeks later they have done nothing. So I would've been without the ability to bath for God knows how long.

I've been unable to turn the heating on because my radiators have been left off the wall for weeks. My understanding is a lack of heating for more than 3 days reders the property uninhabitable. We are far beyond that now.

They where planning on ripping up my kitchen floor. Again I asked "when's the new one going down though you've not measured nor allowed me to pick a new one, as agreed" same as before "don't know" so they didn't do that either because I would be without a floor, again for God knows how long.

When they re plastered one of my walls the insulation in the wall was rotten and mouldy. Instead of replacing this it's just been plastered over. What's the point? The damp will just come back. Completly redundant.

They arrived on Monday, breached the agreed schedule. Arrived on Tuesday, plastered over rotten insulation. Wednesday, no show. Thursday, no show. Friday, no show. Saturday, no show. Monday, no show. No communication, no follow up, no explanation. No response to emails. Nothing. As above 18 jobs should have been completed by this point. They've done 2....yep. I wasted a week of my life, yet again, climbing the walls for NO REASON.

I've then had to put all my belongings back in the flat from the communual hallway. I have now moved my furniture to allow them to do repairs 27 times. Moving furniture back and forth for no reason is not a hobby of mine!!!

I then get an email Monday afternoon asking for access the following day to "start works". Erm firstly start works? You've already started then disappeared!!! Secondly, that's less than 24 hours notice, I have a life believe it or not...

This now of course is my fault for "refusing access" which just isn't factually correct. They seem to labour under the delusion that I am just available to them 24/7 on the off chance someone may or may not turn up. They are mistaken..

Now I know what they'll say regarding this, the same as always. ITs nOt OuR FaUlT iTs aN OutsIdE cOmPaNy. I don't care. You're responsible. It's a poor unacceptable excuse...

They have also failed to change their own schedule as per their own admitted mistake....

This is 10 years of the same cycle of lies, gaslighting, blame shifting, lack of accountability...they agree to one thing do something else or nothing.then blame me. where I with a man that did this cycle over and over and over it would be called abuse under the coercive control regs but we don't say that because it's a corporation. I'm saying it. This.is.abuse.and.Ive.had.enough.

I've now been living on a building site for no reason for weeks. My belongings are wrecked from all the dust (which they didn't clean nor communual areas). Thousands of pounds worth of collectibles wrecked. Clothes wrecked. My life wrecked. Your Housing should be ashamed but as we all know they simply don't care.

Edit 2- actually cannot believe you're just outright blaming me again. This is gaslighting and blame shifting ie abuse and you know it.

They attended on the 24th/25th and breached the schedule within the first 5 mins. They then failed to arrive, as per the schedule. Wed no show. Thursday no show. Fri no show. Monday no show. By this point 16 jobs should have been completed. They completed.....2....badly.

They then email me on Monday afternoon to attend to "start" the works whilst simultaneously failing to give any explanation whatsoever as to why they failed to turn up for a week....but sure blame me!

No communication or follow up of anykind. Remind me how this is my fault? You seem to labour under the delusion that I am just sat in 24/7 on the off chance someone may or may not turn up. You are mistaken...

Also the new date hasn't been discussed nor confirmed with me.....
