Terrible investment and unable to withdraw funds. Am going to write to the FCA. Zero communication from the platform and zero updates. Stay well away.

"Investment manager says - AVOID"

So I checked my holdings this week and discovered Bricklane have managed to reduce my initial value by 17% since my "investment" almost 3 years ago. Who knows where it will be after the recommended 5 years hold time.

I had a requirement to speak with my financial advisor this week who confirmed all is well with my personal bricks and mortar investments which have increased circa 11% in the same time frame as my Bricklane mistake. I mentioned to her about my holding with Bricklane and she immediately put her hand on her head, removed her glasses and said "On no, how much have you lost ?" She went on to comment it will be a "absolute nightmare" trying to get your money back due to their non standard modus operandi.

She went on to say I should exercise prudence if I should sell at a loss and not to fall for a "discount" scam where I am told I need to sell at an even more reduced value. I was informed the current price is artificially low at Bricklane's behest. Apparently other investors have asked the FCA to look at this firm.

Now I want to be crystal clear, I was told there is no suggestion there is any illegal activity here, it's just the case that property aquisition and management isn't their strong suit and there is a distinct lack of prioritising returns to shareholders. I was told that "under the mattress" would be a much wiser investment choice than Bricklane.

Sadly what I have been told seems to reflect the experiences of other investors. Fortunately I only have a small investment here, i was actually considering putting a 5 figure sum into this, thank goodness I kept it in a cash ISA. Dodged a bullet there !

"Financial Value Falling..."

I've been trying to withdraw money at a discount as per their guidance but it says that shares have sold at a discount of 15% but the website only selects a discount of up to 5%. So how would this be happening?

I would give this platform a 0 star
Was told 14 days to withdraw
Been trying to withdraw my money on various occasions to no success.
Initially they said new investments are being bought for 2.5% discount so I offered them the discount on the next investment cycle.
Then told a 5% discount was needed so offered that on my next try.
Then 7.5%
Now they wanting me to discount at 11.5%
Total garbage
Don’t invest your hard earned money with them!

"been waiting to withdraw my money since…"

been waiting to withdraw my money since early Oct over 3 months now still waiting, i have been furloughed since April and needed the funds for Christmas, when i call to complain i get fobbed off with selling at a discount rate which i have now tried and still didnt sell !! Avoid and don't get caught out like i have, thanks for destroying my family's Christmas!!!

"Far from stellar"

This has been a bit of a disaster so far given that I am c. 20% down 14 months after investing. The reason? It turns out that a significant proportion of properties in the "Regional Capitals" fund have "external wall" (e.g. cladding) problems that require costly remediation, potentially at the (indirect) expense of investors (albeit exactly who foots the bill will be dependent on outcomes arising from legal bills currently being deliberated in parliament). Bricklane only advised investors of these problems around one month ago at the start of November 2020. My criticism of Bricklane is that it must surely have known of the potential problems many months or even years ago in the wake of the tragic Grenfell Tower fire but did not flag them up to potential future investors. If it had, I suppose that it wouldn't have had any new investors in the "Regional Capitals" fund. Hence, a major issue of trust has arisen that it must work hard to fix. I have given two stars instead of one as it is at least now the case that Bricklane is communicating candidly about the problems and, if it transpires eventually that investors are not penalised for the remediation work, even if only in part, then there is the potential for a sharp rise in the value of the investment in future from its current depressed level, although it seems likely to be quite a long wait. I can't comment on difficulties experienced by other investors when trying to withdraw money as have not yet tried to (and won't at least until the "external wall" issue is resolved one way or another). Overall, this was (in theory) a credible diversifier within a long-term investment portfolio but, regrettably, there is a significant risk of it not working out.

"Not worth it"

Positives:
The website is usable. No issue with depositing money. No problems with money going walkabout. So have given two stars on that basis.

Negatives:
Worst investment tool used so far.
Unable to withdraw. About a year ago, I requested a withdraw. Waited a month and it just never happened. Ended up cancelling withdraw. Gave it 4-5 months rewuested another withdraw (whole account. It has taken over 2-3 months and still not been able to withdraw. Got in contact and apparently, they have high numbers withdrawing. As such only way to withdraw is if you sell at a discount.

Disappointed. Can't recommend.

"A great (tax-efficient) alternative to buy-to-let"

Easy way to get flexible exposure to the property market. I traded in my buy-to-let property. Yes you can't get your money out immediately, but it's definitely much better than owning an individual property and dealing with tenants! And more tax efficient because I use my ISA for these investments.

"Impossible to withdraw money"

Hard to withdraw money, if your are small scale investor think twice before you invest, I cant withdraw my money without so called "discount" share price, like I have to give discount to sale my own share 🤣🤣 (classic) I rather put my money in any other online trading platform. it's 10th November 2020 it's been more than 2 months now, still unable to withdraw money, i deserve a slap for actually made myself invest in this company. Be aware people, 11/11/2020, 15/02/2021, I am negative £271, I am trying to sell my share from last 3 month or more I am just lossing money,
