"The place we rented was dirty"

The place we rented was dirty, washer didn't work until the 3rd week of our stay, the stove wasn't steady and shook when you used it, someone used fire logs in the gas fireplace and it was never cleaned, they forgot to give us the access codes to the gate and the front door leaving us stranded until we finally got through on a call and let us in. Total mess up and they refused to help out at evolve or allow for any compensation.

"I went through Airbnb to reserve our…"

I went through Airbnb to reserve our vacation stay, however when the owner had to cancel, My reservation was cancelled with just a little over a month before our trip to anchorage the company is unwilling to have any repercussions to the owner who cancelled on me and after reading other people's reviews I'm hoping I get a full refund.

We are truly sorry to change your plans however the owner of this home notified us that they have to cancel your reservation due to This owner is not able to host at this time. If we do not hear from you by the 4/20/25 4pm , we will proceed with cancelling and refunding your reservation.

"Totally useless"

Totally useless. I wanted to change my credit card to pay and the lengths i went to to contact them and change my card was unbelievable and they still didn't change it and charged me on my original card. Absolute IDIOTS. I will never use them again. All the staff were totally stupid.

"Deceptive "

Ripped/missing pool lanai screens that allowed insects to enter the pool area and ruin our vacation. Broken shade for the sliding door that wouldn't open or close and always had a string hanging in the way. Broken dishwasher, stained furniture, stained carpets, unsafe garage door that doesn't lock, and a security pad that had a low battery and went off in the middle of the night scaring everyone in the house.
This is unacceptable. The ad for the house we rented was VERY misleading, had we not paid in full upfront and had other options on short notice, we would have left and stayed at a better place.
Because of the deception I will definitely not recommend renting with evolve to anyone so that other potential future renters don't waste their money and have their vacation ruined as we did.
This was a terrible experience and Evolve should be ashamed to help rent out homes like this. I gave evolve a chance over Airbnb and Vrbo and I was taken advantage of. I should've received at least a partial refund but Evolve's customer service was of no help. I know for a fact that the other two rental service companies would've done what's right.

"Evolve is not honest"

I went through Airbnb to reserve our vacation stay, however when the owner had to cancel, I was to receive a full refund. Evolve lied to me multiple times and never refunded my full refund. Airbnb directly had to correct it. If you go through airbnb make sure the property owner does not use evolve or you could end up with a long drawn out mess trying to get your money back.

"We are happy with the service we get from Evolve"

I’ve been extremely happy with Evolve as my vacation rental management company. One of the biggest things I appreciate is how easy they are to reach. Anytime I have a question or need assistance, there’s always someone available to help. Their communication is consistent, professional, and friendly, which gives me a lot of peace of mind. I truly feel like my property is in good hands, and I’m very pleased with the service they provide. Highly recommend!

"Horrible "

If I could give a 0 rating I would. Evolve is a management company that manages properties with Air BnB. Be aware that you are only able cancel and get 100% refund if you cancel within 48 hours of booking. I recently needed to adjust my travel dates by 1 day. Evolve was unwilling to give any percentage of a refund for the down payment I made, despite being 7 weeks prior to my arrival date. They were also unwilling to assist in making any adjustment to my dates. Therefore they are keeping almost $1000 of my money. I will get none of that back and now have no place to stay. I will never stay at one of their properties in the future and will never recommend them to friends or family.
