"Nice Apartment. Good App. Simple Process"

What a great concept. The app is good. The apartment was very nice. The people were very helpful. When we asked for anything, they quickly took care of it. And the relationship between Landing and the onsite property management was seamless. I will use Landing again.

"They gave us life so we could focus on healing"

My daughter was diagnosed with B-cell Acute lymphoblastic leukemia a year ago. A few months later Landing came into our lives. It was nice to have a home for our family so we could focus on her. They are truly a god send in our time of need.

"If it was not for Max"

If it was not for Max, I would have never found this place. I was given the wrong address, drove around for about 40+ minutes till I finally called the number given for Melissa I believe the name was and zero. No one here to answer my questions. The I called the number for emergency services for this apartment complex and that is how I found Max. Also, no info on the door code. I did receive 2 emails from 2 different apps companies wanting my business for door apps. NO way was I trusting that set up. Max to the rescue again. Thanks Max, I would give you a bonus! The towels in the unit were damp and a large wet towel was in the laundry room in a heap. Not a good first experience at all.
And I paid $99 extra for departing 1 hour later. Wow. Sad really.

"Outstanding Customer Service with Landing Rep, Alex"

I am a participant of the Landing Standby Program within the Nashville, TN market. I am grateful for my Landing Rep, Alex, who has been an enormous help with anything I’ve needed. Specifically, he has made transitioning from one unit to another, whenever I’ve received a bump notice, extremely seamless and very easy. He has always been very quick to respond to my requests for help and is genuinely concerned with helping in any way he can! His dedication speaks volumes to his high regard for his customers! Landing has a great rep in Alex!!

"Standby - Actually More Hassle at a Higher Price"

TLDR - Booked Standby, ended up in a cr*ppy Airbnb for most of the month, paying $1,100 more than I planned and $600 more than if I had just booked a Landing with fixed dates.

I'm a digital nomad and decided to give Standby a try. After some problems during the qualification process and being bumped a few times prior to move-in, I was happy with the apartment when I arrived on Jan 5. On move-in day, I got a bump notice for Jan 18. Getting bumped after two weeks was in line with my expectations, but they had no replacement units available. So I had to rent an AirBnB for a two week stretch. Then I got bumped again, so I had to find yet another AirBnB.

So I paid $1,500 up front for a month stay, Jan 5 - Feb 4. Landing applied a $806 credit for Jan 18 - Feb 4 (which is not exactly pro-rated), so my actual cost for the first month will be $2,649.

It would have been $600 less expensive to book a fixed-date Landing reservation, not to mention having to move three times and stay at two crummy AirBnBs. And none of this is handled automatically, so I've spent hours dealing with it.

Obviously this makes no financial sense, and it's a hassle, so my next (probably last) Landing reservation is fixed dates.

To Landing, unless my experience is really exceptional, I recommend eliminating the Standby program. Your website is arguably deceptive. To other renters, I'd only book a regular reservation with fixed start and end dates. Since Landing still has quite a few tech/ops issues, I'd also steer clear of the penalties associated with the Flex membership.

"The staff and manager went above and…"

The staff and manager went above and beyond in terms of customer service. I left some cash and valuables when I left. These items were promptly returned.

The rental location was convenient to Downtown St. Petersburg and the apartment was clean and comfortable.

"The absolute WORST residential rental"

The absolute WORST residential rental I have EVER experienced. I am CLEARLY the 1st booking of this unit because I couldn’t even so much as exit the unit. There’s no latch on the gate to exit the home and the key only worked for the back (not the front) so there was 1 way in, and NO WAY OUT 😡 The list of issues I’ve experienced in less than 30 days warrants a FULL REFUND as this place was not only not even close to a “home away from home”, but it’s completely INHABITABLE!!!!! Here are all issues I’ve experienced since check in:
1. I was able to enter the patio from the gate door and access the key from the lockbox as instructed. I immediately replaced the lockbox key upon entering the home and retrieved the 2 copies from the table. The provided keys open the back door, but don’t open the front door.
2. The latch on the gate opens from the outside, but doesn’t open from the inside. Therefore, I had to go around the house to lock the front door from the inside and leave the gate open this time to be able to secure the home before exiting 🥴 I can see a broken latch sitting on the HVAC unit.
3. The closet door in the bedroom is broken with a hole punched in it. 1 of those doors is off the hinges. A maintenance guy came by and looked at it BEFORE I reported it, so I’m assuming this was already known.
4. A piece of the trim at the bottom of the stairs is detached from the wall
5. I’m finding ants everywhere (so far, kitchen, living room, upstairs bathroom, trail just outside the back door, trail got into my medicine box, trail up the stairway rail, trail downstairs bathroom); spiders; insects
6. Both of the doors to the upstairs toilet room can’t close
7. There’s no network named “Landing” for me to connect to the WiFi. Even when I was directed to connect to the network name on the router, it still wouldn’t connect to the internet because apparently it was never activated 😑 they delivered me a mobile hotspot (2 weeks later), but only loaded enough data on it for 2 days and I have a 3 month booking!
8. There's no tub stopper for me to bathe my 3 year old
9. The dryer isn't working
10. The upstairs isn’t receiving heat AT ALL. It’s FREEZING in the bedrooms but it’s completely warm downstairs and heat rises!!! If the bedroom doors are left open it helps a little, but it’s still cold 😕 if the bedroom doors are closed, it’s unbearable. There’s a draft coming from the window and maintenance confirmed the SEAL IS BROKEN but has yet to repair it and it’s been a MONTH.
11. Front left eye of the stove doesn't work
12. No silverware
13. No pantry light
14. No stove light
15. Back door lock is loose because it's missing a screw, making it difficult to lock and unlock the unit
16. Bedroom closet light is out
17. No sink stoppers to do the dishes
18. Bedroom TV remote is broken
19. Bedroom TV is broken
20. Kitchen light bulb
21. Kitchen cabinet is broken off the hinges
I have never in my life experienced THIS many issues in ONE reservation. This was an AirBnb booking so I can’t imagine what I would’ve experienced had I only booked for 1 or 2 nights 😡
I requested a refund and was told that could not be discussed until AFTER the issues were resolved and THEY STILL HAVENT BEEN RESOLVED.

I don’t know how many reviews Landing has. I had/have never heard of them before I saw the listing on AirBnb, but I will absolutely RUN from the next listing I see hosted by Landing 😡😡😡😡😡😡
