"Landlords - avoid at all costs!"

Landlords - AVOID AT ALL COSTS!
As a landlord who used Haart to manage a rental property in Newport, I cannot warn you strongly enough to AVOID HAART AT ALL COSTS.

And based on what I have seen, I would not recommend anyone to buy, sell or rent through this organization!

This is a big corporate money machine that uses every trick in the book to stealthily keep as much of your monthly rental payment as they can. Money is withheld for various reasons, and there is no way to speak to a real person or have a fair conversation.

My findings over 18 months:
- All maintenance work has an extra 20%-30% applied on top that landlords pay for (on top of the standard management fee!)
- All maintenance work is overpriced in the first place (before the additional 25%!) and they generate bogus overpriced quotes from 'other suppliers' to force you with their preferred maintenance contractor
- Haart does nothing to earn the additional surcharge - I had to manage all conversations with the contractors and check that work was completed (see below where work is not completed!)
- There is no way for Landlords to speak to Haart over the phone - they refuse to pickup, as landlords who will no doubt be querying why their monthly rent has been withheld!

It is in Haarts financial interest to find as much maintenance as possible, and charge as much as they possibly can for it. And they are very good at it!
I identified one case where I was charged several hundred pounds for the fix of a leaking window. After 4 months of incessantly requesting evidence of the completed work, Haart sent me timestamped photos proving that the work had NOT been done, despite many emails to the contrary.

I explained the situation and gave Haart the opportunity to rectify this, and requested a formal investigation into the matter by their regional head of complaints. Surprise surprise they came back with nothing - this dishonest and fraudulent behavior runs right to the top and is presumably how they make much of their profits.

"Bedford's Dream Team"

I would just like to say a huge THANK YOU!! to the Haarts Bedford Team especially Jovan Sutovic and Charlotte Grant!! I called the branch just before closing and to my surprise Jovan picked up the call and was prepared to wait for me although they were technically closed. Jovan was very professional and humble as I found out later he was also the Manager. He quickly arranged a viewing for the next day with Charlotte. I found Charlotte to be a very polite, professional and knowledgeable, who carefully explained the process. Once I had agreed, Charlotte made my move so effortless and provided all the help and support for me to move in within 2 weeks. All this was just after Christmas Bank Holiday!! For me they are a Dream Team!! I hope this is relayed to the Haarts Head Office. Keep up the good work in helping people!! Louis

"Underhand and harassing behaviour "

Had to put my late mothers house on the market so called around 4 local estate agents for valuations, Haart Shirehampton being one of them. We decided not to go with Haart as they frankly came across unprofessional, valuation way off and the highest selling fee. We instructed one of the other agencies who also put the house on Righmove. Within 2 days of being on Rightmove Haart called and harassed me into trying to get the house put on with them instead, I told them firmly and politely it was a no. They called 3 days later strongly harassing me again, I told them that we now had a sale agreed and this was stated on Rightmove they continued to harass me wanting to know how much, I told them that we were happy with the sale and not to contact me again. I’ve just had another phone call from them wanting to know how the sale was going, yet again I have had to tell them to leave me alone and not contact me again. I’m fed up with constantly being harassed with this underhand and unprofessional behaviour

"Not responding for refund of early release "

I was surprised to know they don't refund the money if they ask us to leave early from home. This was never happened before me in UK. Both kippen Campbell and Belvoir agents payed me excess rent in previous occasions. Probably they need some help in Maths here.
