I would first of all like to start by saying that when people say that moving house to be one of the most stressful things you will do in your life they would be correct, unless of course you do so with the guidance of what I can only say was an exceptional team leading to a pretty much stress free experience. The very helpful team were always readily available to answer any concerns or queries and Victoria in particular was very knowledgeable and very quick to respond to emails and provide answers to any questions or concerns I had. I would find it very easy to recommend this firm above any others I have used in the past if you want an exceptional service at a reasonable cost.

I asked Wilford Smith to act on my behalf to do conveyancing on my property. I thought I would deal with people in the UK but it appears they get people from outside of the UK to handle all the work, to obtain ID verification, ask for passports, biometrics, driving licence etc.
I wanted to see and I asked to see their ID's and proof of their identity to reassure myself to which they refused. This apparently is too much to ask but they must understand that trust works both ways.
The Wilford Smith people must understand that these days clients need reassurance as this is business and much money is involved, everyone needs to trust each other if they want to do business with each other. I just felt very uncomfortable.

"Steer Clear: Poor Service and Extremely Slow"
I am deeply disappointed with my experience with Wilford Smith, echoing the concerns raised by many others. The service has been frustratingly slow, unresponsive, and plagued with miscommunication.
Lack of Progress and Updates:
Delays were consistently blamed on the seller’s solicitor; however, it’s unclear how proactive the team was in chasing them. This lack of urgency caused over a month of unnecessary delay. I eventually had to step in personally and chase the estate agent, which is completely unacceptable.
Emails often went unacknowledged, and I had to follow up multiple times to get any response. This gave the impression that the process was poorly managed and rushed when action was finally taken.
Miscommunication:
The lack of clear communication between Wilford Smith and the seller’s solicitor was extremely concerning. I was repeatedly told that delays were on the seller’s side, only to later find out that the seller’s solicitor had actually been waiting on Wilford Smith instead.
Proactivity and Transparency:
Updates were only provided when I chased for them. This lack of proactivity is particularly disappointing given the straightforward nature of the transaction—a vacant property with no chain. Although they advertise a 12–14 week completion timeline, we’re now 13 weeks in, with no clear end in sight.
Timeline Misrepresentation:
The timeline is continually shifted, with the team now claiming the 12–14 weeks begins from when the draft contract pack was received, rather than from the date of instruction. This is misleading and really upsetting.
Customer Service:
Phone calls to the office are rarely transferred to someone who can assist. Instead, I’m asked to email, with promises of callbacks that never materialize. In 13 weeks, I’ve only spoken directly to the team once. This inaccessibility adds to the frustration.
I submitted a formal complaint, and I’m still waiting for a response—yet another example of their consistently slow service.
I had high expectations for Wilford Smith based on their polished sales pitch, but the reality has been a significant letdown. I would strongly advise avoiding their services based on my experience.

They kept me updated all the way through selling my mum's estate which was complicated, and when the buyer was getting worried about the time delay Wilford Smith asuered his solicitors every step of the way, and at the last hour of contract's being signed off they made sure nothing went wrong.
