Has an Encore Manager agreed with us that we have received inadequate / poor service from our Encore property manager - YES
Did that manager ask me to name the property manager on here - YES
As a customer do I have to chase you (sometimes on a weekly basis) for updates because you are reactive not pro-active - YES
As customers have we now got used to the Encore wall of silence when it comes to communication - YES
Do multiple leaseholders contact you from our property about the same issues only to be ignored by Encore for months - YES
Are we concerned our property is at risk of long term damage by your lack of action - YES
Do you keep putting your service charge prices up but the level of service provided from Encore keeps going down - YES

Mohammed really looks after the site in Portsmouth.
He is so helpful and always has a smile, he has dealt with all sorts of things in our apartment over the last few years - especially with so many contractors going into the property. After living in the apartment for nearly 13 years he certainly comes out top !

Mohammed Rahman, the Estate Manager has been brilliant in addressing my concerns regarding issues with neighbouring tenants and liaising with their landlords. He acts swiftly, is understanding and is professional in his responses.
However, Encore as a whole is a joke of a management company. It frequently fails to provide timely information to leaseholders, our garden area is an absolute state and most concerningly, we are still in limbo about our fire safety and EW certification. The last information we had was over a year ago. Jobs have been missed, mental health has suffered, big life decisions about family have had to be abandoned and extreme stress caused. In addition, the estate, once a prestigious development, looks like a run down council estate from the 1970s. I would NEVER buy a property in their management again and wish I’d never bought this one.

I would have rated Encore -100 stars if possible. Need to avoid such thief in case you buy a new house or rent a new apartment!!!!!
They never invoice me on the management fee accrued from Jul 2022 and then send me the invoice within 14 days by late Jul 2023 (where I have been out of town mid Jul to end Aug) and after my full payment end Aug, they sent me letter and asked me to pay administrative fees.
The extremely low efficiency and fault of the account and finance team are all blamed to clients. Totally insane.

Encore Estates once again lying to try to save face and create an image that they actually have an interest in helping residents when they don't. All they're interested in is taking the service charge from residents and not providing any information or assistance when it's needed. So in your reply it says "Your Estate Manager, who was attending to site audits out of the office when you contacted us, reviewed historic works orders relating to communal windows to see if we could find the style to match your own and made contact with you to no avail." Blatant lies!! The so called "Estate Manager" didn't bother trying to find out any information about the communal windows in the property where I Iive ! Secondly I didn't anticipate replacement handles would be sent out to me at all. I asked if there was any information about them as if I was given the name of a manufacturer or somewhere the handles could be purchased from I would have happily then pursued this and made contact with the relevant place myself! No surprise this reply is full of lies. That's Encore Estates through and through full of liars and fake people.
