"I unfortunately own a property managed…"

I unfortunately own a property managed by Mainstay. In the last year our building has been downgraded from an A1 EWS1 to a B1 and now to a B2. We are likely to receive a bill running into the tens of thousands of pounds to now pay for the building defects. We purchased our building from new, paid for the relevant surveys, which all came back without issue. We also have a 10 year NHBC build guarantee which is completely worthless. Throughout this process the communication with Mainstay has been appalling, dodging questions, vague details when asked anything specific. Residents are required to email a generic email address which then takes them days to respond. They are now refusing to clarify who is paying for the latest fire safety report and won’t share the findings of the report with residents, which we are likely going to pay for. I have no trust or confidence in anything that this organisation is telling me. They say their primary concern is the safety of residents but this is clearly not true and they are only acting in the interests of the freeholder. To be trapped in this situation and have to depend on an organisation like Mainstay is a nightmare.

Budenberg (Altrincham).
To date I have found the Maintenance and cleaning side of Mainstay to be extremely helpful, respectful and appreciative of the contract we hold with them.
Our team on site, headed up by Pawel, Junior and Dave work hard and communicate on a day to day basis with the board and Budenberg management company, implementing various procedures and schedules to ensure the site is both clean and tidy on a daily basis.

"Box Works Office Manchester"

A huge Thank You to Glyn,Wayne,Paul,Sade,Dylan and Martin at the Box Works office Timber Wharf Manchester. They went above and beyond their duty to assist me in obtaining meter readings and photos of meters in order that I may resolve a problem with the electricity supplier. I don’t live on site and really appreciated their help with this matter. Glyn was very polite and extremely helpful. I think a great team !!!!!!

I am really grateful for the prompt and efficient service you have given us regarding the situation with people abusing the bin area being abused by people unknown. I understand the situation is not ideal, but I think we need to educate and try to prevent people from disposing things that should be sent to a recycling facility. Thankyou for your diligence.

"Absolutely appalling company, would give 0 stars if possible"

Appalling company, would steer well clear if you can. They started off fairly engaged within the first year or 2 of our contract, but since then they have dropped off and now often don't even reply to residents' emails. Their contracts/spending are unclear and undetailed, and residents have issues (often major) that are outstanding for 6+ months. Also, anytime you try to reference historical poor handling of a situation to them, they say that the specific person handling that has left so its not Mainstay's fault. I can't get my head around this lack of accepting responsibility.

Would thoroughly recommend you choose absolutely anyone else you can instead of Mainstay.
