"Melanie Barker - outstanding Property Manager"
My review is about an absolutely superb Mainstay Property Manager. Her name is MELANIE BARKER. I live at Riverside Lawns, in Lincoln, which is a property she manages.
Having lived at Riverside Lawns for 20 years I am able to heap so much praise on her for what she does. When you meet her she immediately impresses with her professional knowledge and bright and charming approach. Added to that is a great sense of humour. She is always respectful and polite - which in today's world is a great attribute.
When I have a concern about something at my property she is immediately on it. I am often astonished how quickly issues are dealt with. This is service with a smile. Wonderful.
Melanie also ensures that information is shared regularly. Actions are followed up. She has an outstanding sense of purpose.
Notable is her attention to detail whether written or by spotting issues at my property during her on site visits.
A great individual and team member.
She oversees the expectations of Mainstay with a great passion for her role.

"Soul destroying to live with this management company"
For 1.5 years, I've been waiting for Mainstay to sort the leak coming in from the external walls of the building. These leak really bad every time it rains.
Myself and my husband are filled with dread at every bad forecast as it has turned from damaging our curtains and walls and and wood window frame, to encroaching further into the room near electrics, and the ceiling has started cave in further with every leak. I constantly find plaster on the floor which has fallen off after each time it dries.
I've raised a complaint already to mainstay, took lots of videos and pictures to show the extent of the damage plus the dangers. This doesn't resolve anything and I'm always passed on to my building manager who assures me it will be fixed. I keep waiting 1 month + for them to send a contractor round, they come round - looks positive for repairs for a while and then the work doesn't get done. This has happened over and over and I'm tired of false promises now. Myself and my husband have emailed them 3 times since the last promise and they have just stopped replying to us and continue to ignore our emails.
They wack the service charge up year on year yet this is a city centre flat with no grounds to manage other than the carpark and communal areas such as the hallways (over £3.2k a year). They don't fix repairs quickly - the garage door has been broken for nearly half a year and breaks down often (they clearly don't care about the amount of public who can just waltz in from the street).
Recently a pipe burst above the carpark. Several flats had to be evacuated, and 2 levels of carpark were flooded. How on earth the concierge didn't see this for the amount of time it was allowed to flood is beyond me. Yet we're expected to soon see the service charge go up AGAIN to train these same staff to be waking watches during the cladding work! During the pipe leak (which was a patch repair from a previous defect and leak), the water was cut off for 5 hours. EVENTUALLY mainstay put something on the portal to say why no one had water meaning you had to log in and out for hours to find out what was going on. They didn't think to even put one piece of paper on the communal notice board to say what had happened. Secondly, despite the leak flooding through several concrete floors and leaking concrete liquid all over my car, I haven't been told anything since that one statement on the portal 2 weeks ago. They haven't said why it burst AGAIN. They haven't said how they plan to fix it because currently there is a pole that is holding the pipe up (this actually makes parking really difficult because I nearly hit it everytime - dangerous) and they haven't said if it's going to effect the service charge which at this point, is bordering on bankrupting me.
They recently told us about needing to do the insulation work on the building following Grenfell. However, they knew over a year ago and was carrying out a fire engineer survey yet told no leaseholders (so we were none the wiser especially as our building is mainly brick clad). They sent a vague letter to say that work needed to be done with vague lump sum costs. These were not broken down. We weren't even provided with several quotes to see if they got a competitive price. It was simply put in a way of - by the way, the building might not be safe, we will have to do this work and you have to pay £xxxx. This was also not long after receiving another bill in a similar vague fashion to say the charge was planned to go up AGAIN.
They are bad at managing, they are bad at communicating, they are bad are pretty much everything they are supposed to do. If you plan to move in somewhere with Mainstay as the management company - stay well clear. It will be the most stressful, upsetting and expensive decision you will ever make. The only reason why I'm not moving is because of the cladding issue which means I'm stuck here until complete. God help me as they can't manage day to day issues, let alone major construction works.

"Appalling"
I have been dealing with extortionate service charges, appalling management and dreadful service provision by Mainstay since 2009. They don't maintain the building properly, undertake shambolic patchwork repairs and are completely un-transparent in their dealings. They cover up all issues and lie when they are challenged. They undertake major works that are hugely costly and unnecessary but are unable to undertake essential, routine maintenance works.
Be particularly careful if they are the management company for shared ownership properties. They will treat you like a lower class citizen and will not respond to anything that does not go through the housing association, even if you own your property at 100%.
Don't touch with a barge pole and if you have to deal with them, expect a huge uphill struggle!

Mainstay is an excellent place to stay the staff is wonderful and the managers are easy to get along with one of the staff members name is Hollyshe does a lot around here if you need some just asked her and she will make sure that you get it come stay with us at mainstay

Their extortionate service charge is outpricing our flats Apparently 30 people went to view an apartment in one of their blocks and all quoted the exorbitant annual service charge, getting on for £4000, as the reason for not buying
And they have the nerve to increase it when the lift wasn't working for most of the year.
Its legalised crime!

My experience with Mainstay has been nothing but displeasing over the past 18 months.
From unaddressed complaints regarding noise, litter, vandalism and security threats requiring CCTV footage, Mainstay have proved themselves to be extremely inept at handling complaints or taking tenants’ concerns seriously.
I would like to see how my monthly service charge payments are being utilised as so far none of the pressing issues I’ve addressed over the last 18 months have been addressed.
I’m extremely disappointed in the level of service delivered by Mainstay.
