"Mainstay are the worst company I have…"

Mainstay are the worst company I have dealt with in my life. Period. Accounts are presented without any explanation, lift out of order for a month, garage gate out of order for 2 months and vandals were able to enter and smash doors and wall partition. They are unresponsive, clueless and quite frankly are untrustworthy. They put additional charges for "jet washing" - when this is a regular annual budget item and has been for years.

"Mainstay has recently taken over…"

Mainstay has recently taken over management of our estate. In over 2 months they have not been able to set up a direct debit for us - they do not reply to emails. They also sent out communication with typos in the email address so people contacted an incorrect email. So far their service is very poor and I would not recommend them.

"Unnecessarily stressful experience!"

I am saddened that I am having to write this review. However, for the past 7 weeks I have consistently been raising a guttering issue to my property manager. The issue was a blocked hopper which was flooding water onto my balcony which has now caused water damage to my flats internal walls. There was no need for it to come to this stage as it was a 20-minute max job to repair.

I had to call the emergency helpline to get an engineer to come out and clear out the gutter which took up my whole weekend in taking calls and arranging logistics with my upstairs neighbour. Our developer St Modwen's also agreed to clear out the gutter ahead of handover to Mainstay however this did not happen and I feel that Mainstay should have contacted the residents about existing communal issues with the building to ensure they were resolved by the developer ahead of handover to the management company as it now seems that neither party want to address issues. On highlighting this gutter issue with my property manager, I was told that because my neighbours have not paid their service charge there were insufficient funds to carry out the work. I believe this is wrong to use my neighbours not paying their service charge as a bargaining chip so that in order for me to get my gutters cleared out my neighbours have to pay up. I was also taken aback by this comment regarding the service charge as I had actually paid for the services and was up to date on all payments on my Mainstay account.

My faith in Mainstays ability to carry out simple maintenance jobs which we pay for is completely lost.

It has been a week since the water damage has occurred to my flat and I have had no follow up from my property manager to even check whether water has stopped flowing into my flat! I raised a formal complaint last Monday and I have not heard anything. I was told by a customer service representative that my property manager will be handing the complaint which as far as I am aware is a conflict of interest as the complaint is against her and her team for their negligence in looking after my property.

I have experienced great stress over the last few weeks for something that was so avoidable. To say I am disappointed is an understatement.

"Not a good company"

Don'trust this company

Warning do not buy a property if Mainstay manages the development. Try to make a compliant you have to speak to the people you want to make a compliant about and they just fob you off all the time.

They never reply to email and when you phone the person that you need to speak to is not in. They let neighbours do what they want. They told neighbour they can use my access, that they illegal have no right to use,it say that in the lease and i have to pay for upkeep. They don't have a clue about lease that is a legal document. Quick to bill you for ground rent.

"Mainstay continually adjusted the price…"

Mainstay continually adjusted the price we were paying based on how previous years had gone. Which meant the price we were paying actually went down a couple of years running.

I am currently in the process of moving out of a flat managed by Mainstay and the experience has actually been really good. Despite the fact I am leaving, they went out of their way to help whenever I needed it.

After contacting Adam about the a lack of quality with our gardening service, he came out to see for himself. He then got another company to sort the problems out and got our paving slabs jetwashed too. Good result. Thankyou.

"Avoid like covid 19"

Bunch of incompetent, money grabbing dossers. 1,000 pound plus on service charges, increasing dramatically without supplying the breakdown as required and set out by the lease agreement. Ground rent increases extortionately after circa 7 years. This company is ran by cowboys.
Avoid, avoid, avoid!
You've been warned.
This 'residential management company' facilitates antisocial neighbours and has no authority. They take your money and sit on their ars*s whilst you suffer.
If you are unfortunate enough to associate with this company, you risk negative equity. Not a good investment nor a place to call home!
You will spend years in dispute with them over trivial matters. I experienced 3 leaks from a waste soil pipe from an upstairs neighbour. For which I had to fight for them to accept liability. During this time (several months) human waste was running into my apartment. Couldn't organise a p*ss up on a brewery!
My experience of this company is nothing but negative, cannot find a good word to say about them.
Expect mental health problems under this company.
No exaggeration. I don't leave reviews, but I feel strongly that these guys are uncompassionate human beings. I hope I can save you the grief!
The labour turnover of this company is phenomenal, which speaks a thousand words.
I can't find a single neighbour who disagrees with my view, to the extend it's a running joke amoungst us!
In a nut shell: absolute c*nts.
This review is backed by 4 years of ongoing, unresolved complaints. I have done everything in my power including escalating all matters to the director - Joseph Allen who's on a good whack for....taking holiday and not being held accountable.
