Our place is beautiful, vibrant and safe. The staff are friendly - special mention for Maria our receptionist. I am proud to live in Quintain Madison and i feel very secure that my son is growing up in the best place to live in London.

I'd like to give it zero stars if I could.
I'm deeply disappointed with Quintain Living. Despite multiple inquiries, our requesetes have been merely acknolwdged without any substantial follow-up or resolution. Their technique is acknowledge your request and then close the case.
The utitlity bill is the biggest issue. The charges are exorbitantly high, at least double the standard rates. For instance, you will still be charged for heating which you never turn it on. We are also denied the poortunity to verify these costs with acutal meter readings, being provided only with estimated or unrealistic figures on their platform. For your reference, a 2-bed house usually consume approximately 200kwh a month but Quintain Living said you consume 290kwh and you cannot oppose it.
Moreover, Quintain Living even transform the apartment complex into an Airbnb which compromise the security. You can see that the doors are actually open for any one and the reception never question those people who enter the building without fob. Security issue has already affecting residents, for example, the sales people often knock your doors.
Furthmore, Quintain Living is planning to open a rooftop bar in Alameda, which raising serious concerns regarding security, privacy and potential for property damage.
Also, there is persistent noise from pipe. We have complaint it for more than 6 months but of course they dont resolve it but close your case.
Last but not least, they dont allow you to terminate the contract or transfer it, despite the lease agreement allowing for it upon mutual consent. The fact is they never agree.
The expereince has been frustrating and falls short of the professional management one would expect, and definitely did not live up to what they advertised.
19-April Update: Dont trust Quintain Living reply on TrustPilot. No matter how many times you email them, they actually dont respond.

"Don’t trust - AVOID!"
ALL OF THE BAD REVIEWS ARE TRUE
My partner and I have lived with Quintain for 4 years (we are stuck with 1 year left on our tenancy) and I have to be completely honest and say it’s never been “easy living” despite the marketing banner.
They roll off a never ending list of excuses, refuse to actually make any type of improvement or take any amount of accountability, they have literally no care at all for their resident safety - Canada gardens have had several trespassers, security breaches, tailgating kids and police involvement incidents, stolen packages and even had a group of “professionals” enter my home without my consent or even being made aware.
Quintain sell you into a false hope, the buildings are beautiful but cheaply made, Quintain do not up hold her contractual right of window cleaning - we have in our 3 years of living in Canada gardens had our 17th floor windows cleaned once, it takes at least 1000 emails to speak to anyone in the maintenance team.
STAY CLEAR! - we have tried to use all of these issues and overall feeling of unsafety to try to leave our tenancy- however to even be able to discuss these problems that would require some sort of responses to emails - which apparently no one in Quintain know how to do - despite this being a very basic administrative task? Perhaps invest in more qualified, more competent staff.

Mice in my flat on the 4th floor and they do nothing ... not even a mousetrap . In the mornings you can see them .
Maintenance came to the flat, looked at it and left and did nothing.

The apartments are lovely but the main sell of Quintain by the sales team is the management of the properties and their “app” with which you can deal with all enquiries or issues. The app regularly has bugs and crashes and if you have any issues, Quintain do not respond unless chased up in person or persistently over email. You can never get through the phone line to speak to someone. We had continuous issues for 2 years and had to spend our time chasing for assistance. After they hiked up the price of our rent by £700 pcm at the end of our lease we have decided to leave and move closer to london by 2 zones for an equally nice flat which is £800 pcm cheaper.

"Non-existent resident service "
I’ve lived with Quintain for three years and while it started out great, resident service has drastically fallen off.
If I ever have an issue, query or feedback it mostly goes ignored. On the occasions I’ve gone to the front desk to chase I’ve been met with rude and unhelpful responses.
Recent maintenance work was forced to be carried out on all of our flats, I came home to paint and nails left all over my floor and when reporting this I had no response.
When enquiring about recent utilities charges, I also had no response. They are also not transparent about where utilities charges come from and seem to take additional charges whenever they like with little to no notice.
One of the ‘selling points’ (and what we pay premium rents for) is supposed to be the resident service, however it’s gotten to a point where it is pretty non existent in my experience and I’ve given up trying to get in touch with anyone anymore.

I love living at Quintain living, everything in one place and it’s so gorgeous.
I also love how the staff makes us so at home and looks after us, specially Jonathan who’s always so helpful and makes my life so easy and always has a smile on his face!
