We have been living with Quintain for over 3 years now and in our second building at Canada Gardens. I love living here; the facilities and the staff in Canada Gardens are amazing! Jonathan in particular has been very friendly and always helpful if we need any support.
Also, Yusef, Sonam and Pioltr are great :)

"Literally the worse!! "
They are literally the worse. We have been waiting for external windows cleaning for over a year and a half and although in the contract there is written they will provide external windows cleaning every 6 months they haven’t sent anyone yet in over a year.
Despite most residents following up and asking for help they just ghost us and dodge every possible email we send about it. When confronted in person they keep on saying they’ll send updates in the upcoming weeks and it’s been a year and a half since we all asked for help.
We have a construction site right next to us so the windows get so dirty I can’t even explain how bad.
Such poor management. I’m not impressed at all. The rent keeps on increasing while the management service is deteriorating. Every email outside window cleaning (which are just dodged) takes about a minimum of 2 weeks to be answered.
Don’t waste your money here. It’s so not worth it.
Giving 2 stars only because the cleaners who take care of the outside spaces are lovely.

"Quintain Living, more like Quintain Dying"
Quintain Living like to position themselves as having low-hassle utility bills. In their advertising, they claim residents:
- Have no hidden fees;
- Save on average 56% on energy bills because their apartments have an EPC rating of “B” compared to the average rating of “D” in England;
- Save 15 days of hassle chasing energy companies, considering Quintain manages this for us.
However, this couldn’t be further from reality. There are dozens of residents that have spent countless hours sending emails, complaining in person, and stressing over how their utility bills make absolutely no sense.
Despite Quintain Living management's gaslighting, residents managed to uncover our energy broker: Amber, parent company of Community Utilities. This basic information should be readily available to all tenants, yet obtaining it was shockingly difficult.
Be aware: Quintain Living uses Amber / Community Utilities for energy. Before moving in, check Community Utilities reviews on Google Maps / Trustpilot. Dealing with Amber as an energy broker on top of Quintain Living's gaslighting is an absolute nightmare!
Be sure to check the article on The Telegraph about them, I'm not allowed to paste links in reviews, but it's called "We pay 86pc more for our energy bills than the rest of London – it’s crazy".

Scam Landlord - AVOID AT ALL COSTS
Doesn’t answer emails, EVER.
Doesn’t help you if you are in danger, and there are baby gangs accessing the building; they smash and break whatever they can. They try to force themselves into the flats and Quintain Living since November 2023 is not DOING ANYTHING AT ALL TO AVOID THIS. THE BUILDING HAS NO CONCIERGE AND NO SECURITY. IN ADDITION the MAIN BUILDING DOORS ARE OPENED SINCE NOVEMBER 2023 (TODAY IS THE 6th APRIL 2024) with random people accessing and threatening residents!!!
The Tenants called the Police reporting the issues and STILL NOTHING HAPPENS!!!

"Disappointing decline and unfulfilled expectations"
After residing at Quintain leaving Ferrum apartments for three years, I must say the experience has been mixed. Initially, the apartment was satisfactory, with decent facilities and helpful staff. However, over time, there has been a noticeable decline in the quality of services. The cleanliness of the premises leaves much to be desired, with messy common areas, overcrowded and poorly maintained gym equipment, and unattended dog waste in the playground.
Furthermore, interactions with the Residence team have been disappointing. Complaints about noise were wrongly attributed to my apartment, resulting in unnecessary confrontations multiple times and I felt harassed by the staff.
To exacerbate matters, I was unjustly charged additional fees without valid explanation or contractual basis, leaving me frustrated and disheartened.
In conclusion, my overall experience at Quintain leaving Ferrum apartments has been marred by subpar facilities, lackluster maintenance, and unsatisfactory customer service. As I prepare to depart, I am left with a sense of disillusionment and regret regarding the administration and management of the residence.
