"Now I'm in on the joke too"
Buyer beware: the only way to get this company to cover anything is to have your contractor on site specifically state: "this product/part failed due to normal wear and tear as defined by your company's policy" over and over again without answering any other questions. The claim representative will be very polite while using their training to trick your contractor into using the wrong language so that they can get out of paying even for things specifically covered under the "what is covered" section of their policy brochure. Basically the "what is covered" section is useless as it is superseded by purposefully vague fine print that allows them to define anything they want as "normal wear and tear" (which is, you guessed it: nothing!)
Also the claims process is very long and tedious, and contractors absolutely hate dealing with this company over the phone. I find myself apologizing for APHW's poor business practices, to which the contractors on site merely shrug, laugh, and say "I'm used to it by now."
Only purchase a policy with this company if you want to be "in on the joke" with the rest of us (customers and contractors alike!)
The joke is that you give this company money for nothing in return, and then they waste everyone's time. Always a classic.

"Outrageous demands for claim approval"
Garbage disposal leaked out bottom of motor. Contractor told them seal likely failed. Claim was not approved because the contractor could not state why seal failed without tearing apart the disposal. I guess if lightning strikes my HVAC the claim will not be approved unless the bad weather can be explained, and why lightning struck my compressor instead of my neighbors.

"APHW will not Pay!"
If i could, i would put a negative 5 stars. The oven is supposed to be covered. As of inspection, it was working. Oven failed and we called contractor as instructed. Contractor stated oven failed and no replacement parts are available due to partial serial/model number and age of oven/range. America's Preferred Home Warranty will not cover replacement nor pay the contractor for diagnosis as our contract specifies. They keep saying give us an estimate for replacement parts. Per the contractor, "NO parts are available for this unit, the oven/range has to be replaced."
America's Preferred will not pay for anything. Total Scam

"Gas leaks are covered if the main line is not rusty."
So I bought a house that was built in 1946. Maybe a week after I closed on the house before I had even moved in I discovered I had a gas leak which did not exists at the time of the house inspection. I called APHW and they said gas leaks are covered. So I call out a plumbing company for the repairs and APHW talks to the plumber and then tells me the claim is denied because the line was rusty and it was rusty from before the warranty was purchased. If you deal with this company they will look for any reason not to pay out. I recommend that you purchase from one of their competitors. Update: Your response has nothing to do with me. I did not make a claim on my roof. My agent I bought the house through was able to work with a regional rep for APHW and got me a partial reimbursement which is better than the 0 I was getting before. The fact that you have a department dedicated to responding to negative reviews should say something about the way you treat your customers.

Update: They never called.
More of the same. Plumber called to diagnose clogged basement floor drain, installed under flooring in basement (100 year old house, old house things...) had to rip up floor to find source of leak. Explained to APHW process, plumber proceeds, finds drain clog caused by corroded drain cover. Replaces cover. Problem solved. APHW denies claim, stating drain covers are not part of plumbing system. Left with holes in floors, and 800 dollar bill. Canceling policy.

"VERY DISSATISFIED- Bought a new home…"
VERY DISSATISFIED- Bought a new home that had been vacant a couple of months. Master bathtub spout leaked 3 days in the home creating flooding while in the shower. A plumber came out and in the course of determining the problem found the water pressure was abnormally high due to failure of both water expansion value from the water heater and the expansion tank affixed to the water heater. After quizzing my plumber on the phone with a number of questions on the phone the coverage was denied due “improper installation” by previous owner and that neither part that is actually attached to the water heater was also denied because they “not part of the water heater.” Beyond the interrogation with a number of questions to the plumber, I was very dissatisfied with what appears to be any technicality to deny assistance in questioning the plumber. I will be cancelling my coverage and looking for the refund balance of my annual payment.

I was deeply dissatisfied with the customer service . The lack of communication and denial in responsibility. I got the warranty transferred when I brought the house . The ac broke which was insured and they denied claim before I got a estimate. Please find a company that works with you not against you . Cancel and find a better company

This a follow up from an earlier review After I voice my frustration with APHW they contacted me. I will say that the reimbursement process was easy and like they said they would I was reimbursed sooner than the 7 to 10 days I was told to allow. I felt better from my earlier experience. So for that I want to thank them.

"Mistake Accepting APHW Home Warranty"
Mistake Accepting APHW Home Warranty... We were provided this so called Home Warranty Program, when we bought our home. The script line you have to call and have your contractor on the phone, then per customer service they need to speak with a supervisor only to have your claim denied, has happened all too often. I wish I had found this site prior to accepting APHW's home warranty, from the previous owners. I had a concealed leak which caused a wet spot on my ceiling. Called APHW, they spoke with the plumbing contractor, asked the contractor to diagnose the problem well, they had to cut a hole in my ceiling in order to diagnose the source of the leak. The Plumber returned the following morning cut a hole in the ceiling, called APHW with the diagnosis and even though I was told prior, they would pay up to $500, for concealed leaks this was not the gospel truth. The CS. Rep. although friendly, was not familiar with the diagnosis, she informed me that she needed to speak with her supervisor. After about ten minutes, she came back to the phone to inform me that the plumbing issue was not covered. Go figure, as per the other reviews. I am in the process of selling/purchasing other properties however, I will not under any circumstances recommend APHW, to my realtors, friends or family members. Not only did I have to pay out of pocket for the plumbing, now I have to hire a drywaller and painter...Save your money and do your research. Therefore, if you are looking for a company that provides protection not just for your home, but for your budget and time as well, I would recommend seeking out a company, where you can rest assured knowing that everything will be taken care of with your annual contract.

I was told when I bought my new home that this company offered peace of mind and that any time a failure occurred in my Heat, A/C, Plumbing, Electrical I would pay only $50 and they would take care of everything. My A/C failed the first year in the house and I got a quote for replacement $8100 and filed a claim. America’s Preferred Home Warranty only approved a reimbursement to me of $650 which is the exact amount I pay them yearly for my premium. I cannot believe I fell for their pitch. America’s Preferred Home Warranty IS A JOKE! Save your money.
