"I would give it a zero star if I could "

I would give it zero star if I could. For the past 2 years, myself and the fellow residents at Rubric have experienced appalling service from POD, they have not been very responsive to issues (this is a new building!), the costs have sky rocketed, but sadly the service has plummeted. There are so many instances to reference, from cleaning, the lift, front door, landscaping, alarm system, damage caused by their contractors etc. Late in November they even sent the residents an additional bill demanding for more money! We have been asking them for itemisation and further details, before any further payment is made, we are still waiting...

We have terminated our contract with POD and moved to a new company to manage our building. Avoid them!

"Delighted to see the back of POD - finally!"

We are delighted to see the back of POD, it has been a long and difficult process with them managing our block and a really bad experience. Communication/customer support were practically non-existent, I often had to write several emails to get a reply from them, we had to go through an RTM to change management companies (contrary to what they are claiming), my experience of their day-to-day management of the building was painful, their budget estimates were so inaccurate that we had to go to the first tier tribunal to get the excess reduced. Even when we had security issues (garage or main building doors not closing properly), many, many months later we are still having problems. It now appears that they negotiated ridiculously high administrative charges with our heating supplier, instead of getting us the most advantageous tariffs. We also had to raise Section 22 requests for 2022, 2023, 2024 to inspect all invoices as we do not have confidence in what they are saying are our final service charges for the year. Not a happy experience, so relieved to see the back of them

"Avoid at all cost"

Dear POD Management,

To other potential clients: Avoid POD Management at all costs.
To POD: Please stop responding to negative comments with generic, copy-paste replies.

The service was subpar from the beginning, and we are relieved to have moved on by setting up an RTM. You have not "resigned" from managing our building. We simply decided to remove you after numerous issues with your management - and just admit it at least.

The number of unresolved issues left behind after your management is staggering, and yet you still ask for additional payments. This is unacceptable. The building was not poorly constructed. The issue lies with your inability to manage it properly. You had a clear understanding of how the building operated from day one, so stop making excuses.

Other leaseholders already shared the major issues we had, just wanted to top with the following ones:

Window cleaning service - We were charged for this service of two years but only had the windows cleaned once, despite the contract specifying cleaning twice a year...

Landscaping: The state of the landscaping since the beginning of 2024 has been neglected. No work was done to the landscape throughout 2024, despite multiple requests from leaseholders yet we were still charged extra for it

It’s time to take responsibility for your failures. Acknowledge your shortcomings instead of continuing with the same ineffective responses. We expected better and didn’t get it. Simple as that.

"Rubric Whetstone"

Since 2022, POD Management has been a continuous disaster and letdown. Their lack of transparency and blatant dishonesty have been constant issues, the most recent being their false claims in response to leaseholders' reviews that they resigned as our management company. In reality, they were dismissed when we acquired the Right to Manage (RTM).

In 2022, we requested a Section 22 for the accounts, which led to a First-tier Tribunal (FTT) where we successfully reclaimed a five-digit sum that was incorrectly billed to leaseholders. Consequently, leaseholders were charged exorbitant energy rates exceeding £1 per KWH, plus an absurd daily admin fee of £0.50.

Despite our request last year (2024) to inspect the 2023 accounts, we are now in 2025 and still without access. We have no choice but to involve our solicitor, as withholding information and transparency are evidently not their strengths.

To sum it up, if you are unfortunate enough to have POD as your management company, strive to obtain the RTM, fight them vigorously, and get rid of them! If you have any questions about the process, we, the Rubric leaseholders, are willing to assist you in getting rid of them.

"Truly appalling experience with POD"

Truly appalling experience with POD. Despite our attempts to be considerate on multiple occasions, they ultimately proved us wrong. From day-to-day management of the building to handling incidents, budget estimates, excruciating service charges, mismanagement of subcontractors, lack of urgency, and failure to negotiate the best deals for heating tariffs—in every aspect, POD failed us miserably. As a result, we had to undergo several complaints processes and raise Section 22 requests for 2022, 2023 and 2024 to inspect all invoices. Their transparency was non-existent, customer support was awful, and trust was completely lacking. Stay away from this company at all costs.

Update:
The response below from POD is a blatant lie. POD was miserably sacked by the RTM and did not resign. Our RTM company is happy to share the details if anyone is interested.
