"Extremely Disappointing Service and Unfair Practices"
I’ve been with Haart for over a decade, but my experience in recent years has been extremely disappointing, culminating in my decision to escalate a formal complaint and refer the matter to the Property Ombudsman.
First, their service has deteriorated significantly. My tenants, frustrated by delays and poor communication from Haart, have completely bypassed them since early 2023, contacting me directly for maintenance and queries. This has placed the burden of property management back on me, which defeats the purpose of having a letting agent in the first place.
Second, Haart has unilaterally increased fees and changed their Terms of Business without my consent. Most recently, they implemented a 0.5% fee increase, which I was never notified about despite their claims to have sent an email. Even more concerning is their addition of a "severance fee" (equivalent to six weeks’ rent plus VAT) if I want to terminate my contract while my tenants remain in place. This fee wasn’t in my original agreement, and they are relying on a clause that allows them to amend terms at their discretion. Such practices feel incredibly unfair and exploitative.
Despite their assurances that they are working to improve service quality by hiring new staff and addressing backlogs, I’ve seen no improvement. The lack of transparency, poor communication, and repeated service failures have left both myself and my tenants completely disillusioned.
After over a decade of working together, I’m left feeling let down, frustrated, and financially burdened by Haart’s actions. As a result, I’ve referred this matter to the Property Ombudsman to seek a fair resolution.
I would strongly advise other landlords to carefully consider these issues before entrusting their property to Haart.

I needed to make a formal complaint after moving into my home due to misrepresentation on the sellers part i was advised to first contact the estate agents before taking matters further .My hand delivered letter was ignored no response when i contacted the company two weeks later they were so rude and dismissive it is obliged to acknowledge a formal complaint and try to resolve the issue not good for promoting business if i had the option zero stars

Regards the property listing,, they make things even very easy on tenants such as offering no deposits, clean refurbished flats, and very friendly customer service team. I was helped by Charlotte and she had given me a lot of her time and effort to find a suitable letting for my family. Her hard work is much appreciated for us
