To be honest, quintain living is good enough compared to other agency or landlord in London. Make my life very convenient. The residence team member Rodrigues has been really helpful to me! He is very friendly and patient.

Beautiful apartments but the customer service has gone so downhill. They also profit so much off of bills, it is now more expensive to pay for bills here than to pay the suppliers directly. They told us on move in that we would benefit from them paying wholesale prices, but they’ve slowly increased the markup to hugely exceed market rate. Even the standing charges are crazy, they also said it would be an annual review, but price increases come randomly. Don’t forget that they have all of the heating and hot water centralised, so it costs them next to nothing!

Quintain Living is now a disgrace. Firstly look at all the 1* reviews and the common complaints are all of a similar nature.
First moved in under the brand Tipi - it was fantastic but since they have become Quintain Living the experience has hit rock bottom. For a start the maintenance of the properties is poor, markings on the walls, unclean furniture, rats and mice in the bike/bin stores, drugs use and smoking on balconies common problem. If you have an issue you are told to use an app to report it (entirely faceless), there is no point of contact via email and you do NOT get the name of the person dealing with your issue just a generic app "Thank you for your response" - see the replies on here from QL if you want a flavour. Generic and pointless.
Helpful concierges have been replaced by security men with attitudes who would rather sit there and sleep rather than engage with residents, offer help and support when issues arise. Others are never at their desk and always out the back watching TV, gaming or facetime.
We are supposed to have Wembley Residential Security patrolling the area regularly which was happening before QL took over and now they are nowhere to be seen, crime in the area has increased and a recent murder directly outside one of the buildings signals that now is the time to leave.
Rental control is also out of the window, this is a huge multi billion pound landlord looking to exploit the situation of increasing rents without an increase to service or amenities. Also BEWARE, they will penalise you for leaving negative reviews, joining resident Whatsapp groups to discuss issues or generally not giving glowing reports hence it is wise to use an alias here.
The building I moved into had a rather nice and clean gym, which was then gutted and downgraded without any compensation to use another gym in exchange. It's poorly kept, unclean and unmonitored. Deliveries also go missing regularly, despite being signed for by the Quintain Living desk staff - and they hold no liability which makes the entire role pointless.
Any useful point of contacts you would have emails for such as Head of Ops or Building Managers have left and you now cannot even access the building your "resident team" work in so have to simply email and hope for a reply (took 3 weeks to deal with a leak in the apartment).

Living here 3 years. The apartments are comfortable and modern with broadband and amenities, however expect rent increases of something like 5% year on year.
However, This year 2022-2023 rent increased 12% which is most situations would be a bit aggressive. its not like quintain is a small time landlord looking to cover increased morgage inflation costs.

"Save yourself the hassle"
I recently moved into Quitain Living's Repton Gardens and unfortunately, my experience has been less than satisfactory. From the very beginning, there were issues with the viewing process. I was told that private office spaces would be free to use and available at any time as long as no one else was using them. However, when I tried to use them, the resident team made it seem like I was confused, even though I had been given incorrect information. This was not a good start to my tenancy.
Additionally, I have been waiting for two weeks for the electrics in my lounge to be fixed. None of the lights have worked since I moved in, despite a case being logged. It's frustrating to be waiting so long for such a basic issue to be resolved. To make matters worse, the reception team seems more interested in their phones than actually supporting tenants.
On top of all this, I am concerned about security at Repton Gardens. Multiple people have reported random people wandering around the complex who have just wandered in from the street. This is a worrying security issue that needs to be addressed. However, security seems more focused on checking people in and removing tenants from the lounge/bar space than actually keeping the complex secure. The rules state that tenants are not allowed in the lounge/bar space after 11:00 pm and should sit outside, which is inconvenient for tenants whose balconies face that way.
Overall, I would not recommend Quitain Living's Repton Gardens. The poor customer service, lack of support from the resident and reception teams, and security issues all make for a disappointing living experience. As someone who has worked in account management for over 10 years, I'm shocked by the lack of customer-centric focus and ownership of issues. Save yourself the hassle and look elsewhere for a better place to call home.

The apartments are of varying levels of quality. My apartment has serious problems with the electrical wiring.
I have been unable to turn on the lights properly for two nights in a row. I can only rely on photographic lights to provide light to the room. This has happened many times, especially during the hot summer months.
However the maintenance department claimed that because I had already reported the problem for the same issue I would have to be charged afterward before they would be willing to come and fix it for me. But if the repair team had fixed it for me the first three times I wouldn't have continued to report it. They also tried to pin the fault on me by saying that the line was overloaded because I had connected a lot of appliances. I was devastated because I even switched the refrigerator that was on this circuit to protect this delicate line. I just wanted to use the lights properly!
Most of the staff is friendly. It's just that I thought it was my dream home at first, but it's just a dark room.

I have been living in Quintin, in Wembley for two years.
Buildings are new, comfortable and modern. Amenities are not that bad.
The issue with them is management. Anything you may rise to them can take ages. They don't simply reply to your emails (my last 5 emails and tickets have not been answered). Communication is not transparent. Funny way to manage utilities, funny way to manage your internet (which is highly unreliable with high maintenance, by the way). Here, just let me say, is not all true all they say in the leaflet before you pay.
You can see new faces around all the time. They have high rotation of people (they are leaving), and hence, they are not well trained, seek assistance all the time, and waste your time because they can't provide the service you need; sometimes very basic tasks like asking for access to your apartment - they don't know how to deal with fobs.
Quintin is building a residential tower per year, and my feeling is the tenants are paying for it. The rents are increasing ridiculously, and clauses in the contract are tricky to trap you at the beginning, but wait to renew your contract! They want to charge you premium prices for a horrendous service and management.
I have seen how the service has been deteriorating year after year. The internal staff even confirm something doesn't go well with them. They don't care at all about you. Just put the money they ask for on the table, and they will be happy.
What they do well is marketing. Full stop.
For the price they ask for, you will have plenty of options even in central London.
Think twice before signing the contract.

"Repton Gardens - Slow response, left with disrepair"
Whilst the flats are new and shiny unfortunately the level of service provided is nothing new or unsurprising for a landlord concerned with collecting rent rather than providing decent homes for their tenants who line their pockets.
Having lived here for 4 months now I have reported several repair issues with my flat, one of which is a fault with the flat's front door which is a fire safety hazard, and was met with no response for 4 months.
Alongside this, a recent fault with water pressure in the building has left the pipes screeching throughout at any time when anyone uses water. This goes on all evening into the late hours of the night and of course, starts up again in the early morning. This has also meant that for the past month, this has been occurring we have had little sleep.
The resident team told us to keep logs of the noise and send videos etc, and have said they are investigating the issue and have said it will be fixed but nothing has changed and the sleepless nights continue.
Overall, the response to anything has been slow. I had requested to log a formal complaint as there is no clear or easy way to do so. I was asked why and when I explained and asked for a copy of their complaints procedure and advised how to make a formal complaint, I was once again ignored.
