I was assisted by Gabriel and overall experience of apartment viewing and initial tenancy formalities was smooth and clear. Gabriel was prompt in providing clarifications and in assisting with paperwork.
Quintain Living has a very formal and well defined process of tenancy onboarding.

"Watch out for 25% rent increases when renewing"
Flats: 4/5 – Very modern, spacious apartments with high quality appliances. The shared lounges are nice, but I rarely use them.
Service: 2/5 – The residents team can be very slow. My intercom/doorbell has been broken for more than 6 months, with no updates on when it will be fixed. However, the 24h Concierge is fantastic.
Location: 3/5 – Wembley is nice, and many more shops and restaurants have arrived in the last few years. But it is also very remote, and during train/tube strikes it can take hours to get into Central London.
Rent: 1/5 – During my last fixed-term tenancy renewal, my rent was increased by 25% (with one month notice). Quintain also doesn't offer any break clauses in their contracts.

"Don't rush in and way up all options first, will be better ones out there"
They roll out the red carpet when you first come to see the location with many buildings to choose from. However - no customer services thereafter and awaiting a renewal quote. We have chased 5+ times and nothing leaving us no time to make a decision. Less than 2 months until contract finishes and cant get through to anyone. Proceed with a lot of caution and probably best to look elsewhere.

"Disappointment"
We lived there for few months until Oct 2022. Before moving to the apartment we did a deposit of 1000 ponds as normally.
When we left, the apartment was in perfect condition, We fulfil all our obligations.
And today, the 11/01/23, we still haven't received any refund and they don't answer our various emails.
Bad experience, we are disappointed and still waiting for our money. I don't recommend it to anyone.

"QL is a joke"
I’ve been living in Ferrum for 2 years and a half and it’s safe to say the quality has been decreasing steadily for the past year.
Rent is absurdity high for the service, heating is not functional, dog run is disgusting and not cleaned often enough, parcels get stolen from the parcel room and QL does nothing as apparently we need proof of delivery via a code we rarely receive.
It’s Christmas Eve and there’s NO water.
QL is a joke.
