I like how the process is smooth and quick. Given how busy I am, I was really impressed with the flexibility you offered me such as virtual viewing online as well as visiting during weekends, uploading and approving my documentation and application super quickly online. That's amazing guys. Well-done. Your agent D'Ella played a massive role in convincing me to take the flat. Julia also prepared the docs for me gladly in a speedy way as I informed her that I was travelling. Everything went well. The only thing if I may suggest could be reviewed is the follow up on issues that I reported through inventory. I haven't heard back anything on those so far.

Have been living here for just under a year now and think it's a fantastic place to rent - very nice area with lots to do, flats are clean, modern and pre-furnished, issues are fixed promptly and concierge staff are all lovely - shout out in particular to Milton and the fantastic conversations we regularly have! Of course Quintain is by no means perfect; there are occasional issues with the lifts and wifi, and rent can be quite high, especially for first time tenants, but I think those are issues anywhere you rent in London, and do not impact the experience negatively to my mind. All in all think it's a great place to live and certainly would recommend it!

The quality of apartments is outstanding. As with any other housing there will always be good and bad days but kudos to the residents team for always being supportive and cheerful, specifically for us, Shane from residents team has always been a friend and very proactive in resolving any concerns.

Anyone considering moving into a Quintain Living Building really needs to pay attention to the negative reviews on here and on 'Home Views'.
Seduced by the cool aesthetics of Ferrum I disregarded many of the issues flagged by previous tenants and now seriously regret it. I suspect that many of the 5* "Verified" reviews are fake because QL took a massive battering online this Summer.
I have lived in Apartment 712 at Ferrum for the last 15 months. I initially moved in for 12 months at a rent of £1787pcm for a 52sqm unfurnished 1 bed excluding Bills/Parking/CouncilTax. Due to work commitments I extended another 3 months with a Rent increase to £1980pcm. Bills and Parking also rose substantially.
Despite all the issues which follow I enquired about a further 3 month extension so I could finish my work in the area but have now been quoted £2719pcm so almost £1000pcm more than a year ago. I am now escaping!
The sheer audacity and contempt that Quintain Living have for their tenants is beyond anything I have ever experienced. I'm not naive and don't expect a family service from huge corporations but they market themselves in a way that is just blatant fraud and deception.
Here are just some of the issues you can expect.
The Internet is Useless!!!
Do you work from home? For almost 12 months I had internet connection comparable to 1990s AOL dial up. QL previously used Velocity1 for their Internet. This was utterly hopeless and there were endless complaints and even a multi building residents task force set up to challenge QL. No compensation was offered as the service was "complimentary" and not itemised on apartment Bills.
Huge promises were then made that we would soon see 60MB/s with their new provider Glide. The reality has been intermittent 5-8MB/s. Endless Tickets/Complaints/Downloading Diagnostic Software/Glide Blaming my MacPro/M1iPadPro/iPhone13Pro and no improvement whatsoever. Some people have been lucky and have stable fast connection but not on this side of the building.
In short, you cannot work from your apartment! Facetime/Zoom calls are impossible and extremely embarrassing with clients due to freezing/drop outs/shocking resolution 144p. Streaming movies defaults them down to 480p and watching the world cup with pixelation so bad that you can't read the score or clock is a joke. (I've posted a video on the facebook forum showing a stuttering failing connection)
Most of the time I have had to hotspot off my phone's 2 bars of EE 4G. (Ironic that network coverage is so bad here too given that they sponsor the Stadium)
Noise. You Shall Not Sleep!!
712 is on top of the Train Tracks so you expect a lot. The Double Glazing doesn't block anything out. They're particularly noisy as they are Diesel. Passenger trains are 6am to past midnight but the line is used for freight so you get thunderous juggernaut trains shaking the building and screaming their horns as they charge through the desolate station at 3am. 24/7 platform notices "See it Say it Sorted" etc You frequently have work men on the lines with noisy machinery/leafblowers a 4am. Wembley Station is also a depot and the trains leave their engines running through the entire night. Just expect it to be a lot worse than you imagine.
Neighbours! You will get to know them intimately. There is no sound insulation whatsoever between apartments at this end of the building. The walls actually move. Lean into them on your viewing and they will wobble! There are stud walls with thin plaster board between you and everyone around you. This means you hear everything! Coughing, night time activities, urinating, burping, farting, music [they might have finally stopped the guy in 637 who was endlessly trying to learn "I want you Back" by the Jackson 5 on amplified Bass Guitar], parties, music. The thing is it's not anyone's fault; it's the building that is not fit for the purpose.
Water Pipes. Inbetween the cacophony of noise you get drawn out resonanant humming from the pipes. This cuts through to your brain like the scene in Beneath The Planet of The Apes!
Smell
Diesel Smell from the trains is a big issue and not good for your health. In the Summer the apartments get insanely hot due to solar gain from all the glass so impossible not to have the windows and balcony doors open. This also lets in the weed smoke from surrounding flats.
Other revolting smells from regular Bin juice trails down the corridors all the way to the car park. There are few recent posts on the forum about mice. The bin stores smells like dead rats but purely because of some tenants showing utter disregard for communal life. The cleaners work overtime battling it!
Post room is a bomb site
Lift to viewpoint out of order for months
Secure parking gate was broken for 3 months
Heard of 3 bikes being stolen since being here

Have been living in Quintaliving for three months now.. the entire experience has been fantastic. To start with the customer service team - in special Sofia who is always so friendly and helpful.. making us residents feel very special and safe.
I totally recommend it. The building feels safe and gives you that feeling of luxury living.
