The buildings and grounds are beautiful, but they’re unsafe and poorly managed.
Multiple building regulations are not up to code. In Canada Gardens, they’ve got minimum height safety rails at a height from the second floor, but they’ve placed wooden planters next to them so kids can climb up. I’ve seen children tightrope walking the railings, and they’d die if they fell.
When we moved into Canada Gardens, our dishwasher was broken, and it took almost a month to replace it, albeit with a smaller, inferior model.
The fence to the dog run is below regulation height, and the railings behind it have gaps wide enough for small dogs to fit through. Again, dogs jump up, and you must ensure they don’t go through the fence. Luckily our dog isn’t small enough, bout our friends and other dogs on site definitely are.
They never provide any form of security whenever people book the venues inside Canada Gardens, and police have been called on multiple occasions.
They lied to us about the internet when we first moved in, telling us the speed was 1Gb; it’s not. The connection is intermittent, constantly drops out, buffers your Zoom calls, and the support is terrible. The buildings complained a lot about Velocity1, so they told us they’ve switched to a more reliable provider with more experience in providing broadband to the building. They haven’t, they’ve moved to a different network, but it’s still managed by Velocity1. Since moving to the network, we have more issues than before.
Turns out everyone with a paid upgrade package wasn’t transferred to the upgraded package after the switch, even though they told everyone they don’t have to do anything. I believe this is why other reviewers are also complaining, and it seems like we’ve been paying for the free one and nothing would have been done if I hadn’t called up.
Recently there was a group of 50-60 unattended people vomiting, drunkenly staggering around the private gardens, and hurling abuse at my wife for her clothes. We have spoken to the concierge, and they said they tried to make them leave but will call security later if they don’t. It’s midnight at this point. I don’t know why they didn’t think to contact security or the police when they refused to leave.
Our apartment has an unhealthy amount of insects as we’re on the garden level; we find beetles in our kitchen, multiple spiders around 2-6 inches in size, and we’ve also got a wasp nest on our terrace.
We have neighbours with kids upstairs, and they’re running around all day, heavy-footed, playing ball games where you can hear a repetitive thudding all day. Literally, as if someone is stomping or punching the floor. It starts at 06:50 am and finishes around midnight.
We have tried raising this with the concerns team, the Quintain hub, the Residents Manager, and the Operations Manager.
We met with the Operations Manager to raise our complaints, and they didn’t know about the appliances in the building and spent 15 minutes talking about bees and solitary wasps. He also said the safety of children on private grounds isn’t their responsibility and that they can’t do anything about noise between 07:00 and 23:00, meaning they can bang around and be as loud as they want for most of the day. One good point to mention, he managed to sort out the dishwasher we’re supposed to have; after a year of repeatedly raising this.
They also told me there’s nothing they can do about bugs because it’s an apartment near the plant life and instead, buy plants that deter bugs but bring them all in every time it’s too windy. We can’t touch the plant life behind us, so we have to choose between an overheated apartment (even at the end of October) or an apartment full of insects.
Gross negligence, unsafe, and staff are often replaced with agency staff who have no idea what to do in an emergency.
I know you’re probably looking at living here because it’s ‘dog friendly,’ but the kids and drunk people constantly pester your dog, and your dog has a very tiny pen where they can be let off of the lead. The grounds contain trees that grow berries unsuitable for dogs and flowers, which are also problematic for dogs.
Many people have come and gone because of how poorly it’s managed here, and we’re in contact with a few people who are also looking to get out of the building.
The police say that the repetitive disturbances and call-outs for this building from other residents and locals now mean they need to involve the council.
We’ve exhausted all methods of resolving this internally, so now we resort to Trustpilot and meeting with the council.
Honestly, avoid it. It’s genuinely unbearable and unsafe.

"Please don't live here, they take advantage of you!"
For the past six months, from March to September, me and my four flatmates were staying in one of quintain living's buildings. There were a few warning signs we should have seen and ran away from ever staying here, but our options were limited at the time. Here are a few just to warn you:
1. We were searching homes in January and found quintain, so we booked a viewing. D'ella was the agent who was showing us the rooms with another guy. She rushed through showing us the rooms and also told us the buildings had air-conditioning, which they did not.
2. We decide to take quintain and settle on everything finally almost signing the contract. 10 days before our move date D'ella calls us to inform of the "mistake" she has made and tells us we have to pay a 45% increase on the rent instead of the 10% we were told.
-That event ended after we wrote a review and they agreed to give us the price we were promised.
The last issues take place when we've already moved out:
4. They send us the inventory check for the wrong room and after multiple emails from us they only answer with automated emails telling us to review the check.
5. They send us multiple emails to pay our outstanding bills for the electricity, which we do once they clarify it (takes about a month because again they don't answer the multiple emails we have sent)
6. It has been two months and they have not sent an inventory check or returned our deposit.
Conclusion: Please don't stay with them. From our experience, the agents just tell you a bunch of lies and try to change the price so close to the date of moving. The team that you need to contact after you move out is always unresponsive. I would have never wanted to write this review about them if it wasn't for this past two months trying to deal with them.

"It’s been almost 2 months and I still…"
It’s been almost 2 months and I still haven’t received my deposit. I contacted them via email and they close the case without even replying. I then called Quintain hub they told me that they would chase them for me but 2 weeks have passed and I still haven’t heard anything. So unprofessional. I’m beginning to wonder if I will ever receive my deposit.
Update: Received deposit return form and both of us completed it. Promised that funds would be returned within 10 days however yet another lie, still haven’t received my money. 3 Months!

"Don’t sign the contract, stay away"
Stay away if you plan to wfh from this place, worst internet service. We were promised in late 2021 that by july everything will be solved when we move to the new provider, but that isn’t the case. Migrated to the new provider recently and since then the internet is worst than before. Working from home is hell. Lately, they also started charging for WFH sheds which were free earlier when we moved.
It is impossible to work from home, i wish i never signed a longer contract.

"Unreliable, Uninhabitable"
When I moved in, I realised that they had lied about there being a microwave. They refused to compensate me after I bought one, even though they acknowledged their error.
They made a big play about their free WiFi, but as soon as I moved in it became clear that it wasn't working reliably (which they would have known, but failed to mention). They moved to a new provider, but it was a significantly slower speed than I sporadically got on the old provider.
The apartments that face east west are basically uninhabitable during the summer; I had to have the curtains drawn for 2 months solid because of the heat.
You have to understand that when concerts are on you are effectively under house arrest; you'll need to carry ID just to get a take away.
I was barred from entering the building on one occasion because they had sold off the entrance to a film company, as a set, without providing advance warning.
Contrary to their adverts, they do demand a deposit. I provided one and despite the fact we have both signed, and agreed, the return amount I have not received it.

"Pathetic liars 2"
The lift that quintain have been promising to fix “early next week” every week for the last 2 months straight is STILL broken and it’s always someone else’s fault.
The rubbish chutes are STILL blocked 90% of the time.
The gym and pool that were promised to us over a year ago are STILL not here.
The gym memberships that quintain said they are buying for their residents to compensate for the aforementioned lie turned out to be corporate discounts (5 quid off a month or something lol) in the cheapest gym available that you have to apply for yourself.
Quintain flat out ignores every uncomfortable question you ask them via email.
Quintain doesn’t feel the need to apologise to their tenants for lying to them over and over again.
Do not rent with quintain, end of story.
Update: the first lift is STILL broken, and now so is the other one 😂 have fun walking up to the 15th floor guys
Quintain, like I told you lots of times before - I have zero interest in meeting any of you since I was lied to both times I agreed to meet someone from your team. Answer my questions via email like I’ve been asking you to for three weeks now, stop trying to ignore me because it ain’t gonna work.

"not worth the money one bit!"
Would love to leave a list of complaints - like I do when I email the residents team with problems… but is there really a point?! Nothing changes and they don’t do anything to fix the problems of their inadequate service. Less than 6 months living here and looking to get out, not worth the money one bit. Actually losing money living here fixing things out of our own pockets and not being able to work from home due to the s**t wifi. Always knew estate agents talk rubbish, we asked her not to lie to our faces but it’s exactly what D’ella did to us when she showed us around. Just don’t bother.

The management team is ignorant about your complaint and they can charge you for the facilities (which is free to use) you have atracted to move in at the beginning.
