"Terrible internet"

This is my second year in a Quintain property.

My bad review comes from the continuing terrible internet for the large part of this year.

The inability to work from home effectively due to connection issues, continuous difficulty to connect devices, terrible connection whilst trying to do any kind of video call. After all that said and a stressful day at work can’t even play online properly on games consoles because of terrible connection.

I appreciate there is a solution coming soon to this however it all seems very reactive to negative response and not proactive.
Whilst it’s clear there’s plenty of investment into spinning up new buildings and apartments the same should have really been done for the internet.

"Poor quality overall"

The quality of services, particularly internet, is so bad and well under the required capacity for the number of users, that it's impossible to work or to even watch tv on a daily basis.

They will not provide security copies of our the keys, so in case of an emergency, it would be impossible for family members to gain access to our flat.

"Experience gradually went down from 4Star to 2"

There is a lack of accountability when it comes to fixing everyday problems. Frequent breakdowns faced wrt internet, garbage chutes. For the last 3 weeks, the corridors of the building have been stinking due to blocked up chutes. It is a nightmare to walk from the lift to the homes. Even after multiple complaints and follow ups, no permanent solution and the maintenance and the resident team keep sending out false promises.

There was supposed to be a window cleaning for the whole building which never got done.

They have a bunch of rules and formalities at the time you sign a lease but they don’t keep their side of the promise to ensure a good experience.

Somethings they don’t tell you about initially:
-On event days, the bus stops near by are shut and it is almost impossible to get into the train station as lakhs of people flock to the Wembley stadium area.
-On event days you won’t get a cab
-On event days sometimes the delivery guys would be restricted in the premise

They will tell you about a new gym in the building at the time of apartment viewing but been 6 months and no progress there

The discount meant for quintain residents is not a standard 15% off most shops do not recognise it

"Nothing is getting better - Avoid"

Truly a ridiculous experience trying to rent with quintain living. Hilarious that they have recently received a RESI award for property management?? Has anyone looked at the 100s of angry reviews from fed up residents ? Or even spoken to any of us?

Long story short every single thing you have to contact them about will be confusing and a battle. After getting emailed several times with dates over a month ago that our windows would be cleaned nothing happened. I called and enquired and they lied to me saying they had already been cleaned and I must of missed it while I was at work. I work from home and also my windows were still dirty. They then went on hold and said oh actually they are being cleaned today. They weren’t. So far it’s been over a month and one of my windows has been cleaned but nothing else …. Worth noting they didn’t clean the second bedroom window as it was open. Called to ask concierge about this and they told me it’s my fault for not closing my window (when I wasn’t even informed it was going to happen that day). So now I have to wait another year ……… (yes they only get cleaned once a year - they are disgusting) meanwhile none of my other windows are done. This is one example of what we all deal with over every single issue every single week. We are all tired. Believe the reviews. There’s even one of their invited reviews that used to be 5 star upon move in that has now changed to 1 since they’ve moved in. If that doesn’t demonstrate the service here or lack there of I’m not sure what does.

People are tired of their lies and double standards. Our resident chats and facebooks pages are FULL of people desperately trying to find people to take over their leases. It’s an absolute mess. And quintain respond by doing nothing …… you are just ignored. Avoid

"Mismarketing"

Good initial moving in experience and social spaces (at the higher rental price), however, mismarketed as 'dedicated' landlord the service and response in any issues has been below satisfactory.
The wifi issues are daily, causing significant problems for work and social time. Also, there is very little transparency from landlord - some residents seem to be able to install router to improve internet quality whilst majority are told it is not possible. Only those who shout the most seem to receive a 'service'.
Also, no information provided on the utility usage and the breakdown for your apartment - just very high utility bills for new-build energy efficient apartments.

"Avoid - Would not recommend renting with…"

Would not recommend renting with Quintain Living or their subsidiary company, Wembley Park Residential. The agents will say whatever they need to say to get you locked into the contract, but once you have moved in the maintenance and service provided is terrible in relation to the high rent.

Most of the contracts with Quintain and WPR do not have break clauses and are for more than 1 year, so it will be very difficult, and expensive, to get out of the contract once you have signed it.

Although Quintain have replied to the Trustpilot reviews, they do not do anything to remedy the issues.

"Zero customer service, would never recommend!"

Update : The mattress issue has finally been sorted out after 6 months.

The Wifi is the biggest concern, working from home is really dreadful with your connection dropping every now and then and you can't even have any other connection as their infrastructure doesn't allow that.
The management is very irresponsive, for ex - I raised an issue with my mattress around 5 months back and no one gives a damn. No replies to the emails, no SLAs are met - you are just told to raise the issue in QL app and it is just a joke.
So you are literally tied to a contract and then no one cares if you even get basic necessities to live in the apartment (after paying such high rents).

"DO NOT RENT WITH QUINTAIN"

Changing my 5* review to 1*, the service in the beginning was great but as soon as we moved in everything changed. Yusuf was amazing from the start and throughout the move in process, but everything changed once the flat we agreed to was not available and after agreeing to move to a temporary flat they have messed us around despite us paying 6 months rent upfront. Avoid Quintain living.
