We decided to rent a property from Quintain and despite the challenges of the 3rd party reference checks, we would like to thank Julia Whyte for her perseverance and dedication to resolving the issues for us.
We would also say to anyone looking to rent from Quintain to be patient as Quintain do rely on the 3rd party reference checks and may require you to clarify your situation further however with staff like Julia on the case you shouldn't have any issues.

"Don't give them your money."
Don't give them your money- extortionate rent for a zone 4 apartment where every add-on (car parking @ £100-150 pcm, use of communal spaces @ £40 for min 2 hours, keeping a pet @ £100 pcm) comes at a ridiculous cost. Not to mention the unjustifiably high breakout clause should you feel you're sick of living here and want to leave sooner than your contract ends. Especially if you drive, you'll be struggling to find parking spots with the apartments being at over 90% capacity and also not being able to drive out of/back to your home on very frequent match/event days despite clearly being told as a resident you'll be able to enter/exit the roads as it's "controlled access".
The almost nonexistent wi-fi demonstrates a whole other level of incompetence by Quintain also, if you work remotely you won't want to chance living here at the cost of looking seriously unprofessional in front of your employers. You're going to be constantly dropping out of work meetings due to your bad connection, to switch to your phone data will also be a redundant exercise as network coverage around here is patchy at best. Here's the real icing on the cake, the ISP is a subsidiary of Quintain Living- so when they tell you to speak to Velocity1, they're fobbing you off and laughing at you run around in circles trying to fix your internet in vain.
Worst of all, if you complain to the dedicated "residents team" about anything at all, they pass the buck and tell you to log a ticket within the app... Yeah, good luck hearing back from them, ever.
Bottom line, every other 1 star review you've seen on here amongst this one is from every tired resident who's not buying into Quintain's lies anymore and wants you to spend your hard earned money in a place where you get what you paid for.

"Absolutely horrific infrastructure"
Absolutely horrific infrastructure, internet is crap, maintenance is slow and nothing gets fixed. Expensive rent considering the surrounding area is easily a fraction of the price but quintain residents are paying that extra premium for the convenience, and of course the lovely looking flats, but don't let the decor fool you, everything outside of the looks of the flat is terribly managed.
Do have to say that the quintain team are genuinely lovely, it's just the infrastructure that infuriates people

"Rooms look nice but bad Wi-Fi on all devices"
Living here for months and have not had a single good experience with Wi-Fi. Cuts out all the time and has been awful for working at home. Told we can’t put in our own Wi-Fi without being charged. Nothing solid has been done to fix my or anyones issues. Awful.

Do you want to lose your job?
I have been here now for 3 months and for the last 3 months my teammates have been asking me to get better connection. I tried multiple times, but QL doesn't allow to have any other provider than Velocity1, who are also pretty bad BTW. Tried to work on hotspot, but the mobile signal is also pretty bad in the area. So come at your own risk.

Very bad internet service, you wont be able to work at home or study well.
You never able to see the utility meter and you cannot trust their reading, very worst management company, you wont be happy to living in there especially paying so much money and need spent so many times for complaining

"Really expensive rented apartment and pathetic WiFi"
Pros:
1. Decent sized apartment with good balcony view
2. Good location with access to Wembley Central, Wembley Park and Wembley Stadium stations
3. Access to London Designer Outlet which is basically a small shopping mall and the entire Wembley Park Boulevard and Olympic Way. That said, it has few items of value. Mostly, put it here for giving a spot to hangout and for the ambience.
Cons:
1. Pathetic WiFi. If you are working remotely then you are sure to face multiple issues through the day and week. The management does not understand the magnitude of the problem. Take another connection as spare. Too bad if you are at Canada Gardens. There is some issue because of which residents there can not get another connection for the time being
2. Wembley area is a bit unsafe and while the area within Quintain is fine, the surrounding areas are quite circumspect.
3. The waste management system is pathetic. While they advertise it as cutting edge, it gets an error every single day. We need to drop off the trash downstairs near the lobby in the bin room almost every time we have been here.

"DO NOT COME! BE WARNED!"
Im a day trader. You can understand how important a good internet connection is for me. Since I moved here I haven’t even received the full 3 bars of internet in my house. If I can’t trade I literally can’t pay rent, which is ironic.
Furthermore there is rubbish outside my flat. And by flat I mean the literal corridor I use to get into my house. There seems to be a trend of people leaving their rubbish outside their door. The corridors sometimes smell of god knows what. Rubbish on the carpets. And though quintain did actually clean the area and issue the respective neighbours a warning, I was told by concierge that I would be contacted by quintain. The resident team is so awful. No one has contacted me. 2 days have gone by and nothing. Very poor.
That trash chute never works either. I’m tired of it. Also the pictures they use to sell the property to you are very different to the actual property. My house is so dark but In the photos you can see beams of sunlight coming in. I’m convinced it was edited photos or photos of another property on a much higher floor but with the same layout as my house but used to advertise my flat (Im on the 3rd floor) The estate agent told me it was a “cloudy day” and thats why it’s not as much light but unless everyday is a cloudy day since I’ve been here then I’m sure these pictures are a deception. Im very upset. be warned.
There was a meeting held in regards to the wifi in which the CTO basically told the residents that the internet would stay “inconsistent consistent” for another 4-6 months of writing this review. I wish I could move. Oh man.
Also why they’re charging you £120 for utilities when the reality is most people are not using anywhere close to that is beyond me??? And you can’t even see your usage which is beyond frustrating. They just want to charge you for more because they think having a useless app that has a group and some activities once in a blue moon makes it worth the price tag. Spoiler alert: it does not.
Edit: as I was writing this review the internet disconnected and I had to use my phone internet. So poor.

"Poor maintenance team and internet"
Two cushions in my flat had mold all over inside when we move in so we requested replacement cushions. I can’t remember how many times I addressed it to concierge but there’s still no reply from maintenance team after 5 months. Me and my partner were joking probably there’s no one working in maintenance team.
Our flat itself is lovely but I’ll suggest people to look for other places because the internet issue and the problem never get fixed.
