"Gabriel was so lovely and answered all…"

Gabriel was so lovely and answered all my questions. The process of looking for a new home can be really stressful and daunting but Gabriel made everything super easy. Within less than 12 hours after seeing the flat, I had put down my security deposit, filled out my tenant application and completed my form with home check too!

"Avoid!!"

The only reason this gets one star is because of how beautiful the building is, and the facilities, and the communal atmosphere to the building, everything else is a awful!

I’m shocked they have such a high score on here.

Me and my husband are both smokers, and when we were showed around the building, we were told we could smoke on the balcony, and yet when we received the contract it states we can’t smoke anywhere ( including communal spaces, and the balcony), so we go downstairs and outside to smoke, to respect the rules, and the neighbours, and this has also become a bone of contention amongst guests too now, as there are now complaints of us smoking out the front, but where are we supposed to smoke.

There are loads of neighbours who smoke off their balconies, who disrespect the rules, but going outside and respecting the no smoking rules has caused issues in itself. But where else can we go?!

Smokers are treated like second class citizens!

The internet has daily issues, meaning people who work from home, struggle daily. The company are just terrible, and recently changed providers, which was meant to solve all of the issues, and instead it has been worse.

They also charge an extortionate amount for internet, and won’t let us look for another provider, without paying for there’s and your own!

The company doesn’t care about anything other than taking your money (and this place is so expensive), when there are any issues, they point you toward the app like it’s the answer to all
Of your problems, but it takes ages to get a response, or to do maintenance.

The only reason we are staying is because they tricked us into a three year contract, which is £5k to get out of, so for anyone signing up for a longer lease, I wouldn’t!

The concierge and company do not care about your needs, and whenever there
Is an issue they only care about


I would avoid it like the plague!

"I live there and it’s absolutely awful…"

I live there and it’s absolutely awful advertise free wifi and utilities. However wifi doesn’t work we experience wifi going down every hour and utilities without no notice keeps increasing. Plus all other facilities and maintenance we as tenants regularly face however does not get rectified.

"I just don’t understand how this…"

I just don’t understand how this company cannot sort out issues with WIFI and they don’t even seem to care! Imagine trying to stream a film and the internet cutting out every half an hour… or trying to work from home and the call keeps disconnecting - so frustrating!!
Avoid this company- they really don’t put residents first- they just want money, money, money!

"Worst internet I've ever had and I've…"

Worst internet I've ever had and I've had terrible internet in Pakistan. Continuously drops out every few minutes for long periods of time with both wifi and ethernet. Slow speeds, might as well have dial up internet although even that would work better. Ridiculous! Would not even recommend moving to quintain because of it!

"Overall disappointing"

We live with Quintain for about 3 years now and it started really well. It was called Tipi back then and it seemed like their priority was actually to make their residents feel welcomed and satisfied. Since the pandemic, there have been a lot of cuts: events were reduced to almost 0, some new prices introduced for things that were free before (eg BBQ bookings and social spaces), the residents team was significantly reduced which resulted in people coming and leaving all the time. It looks like the focus of the company shifted from making their clients happy to just making money. It is very disappointing. In addition to all that, the prices for the apartments are only getting higher and higher, while the service quality is being reduced. One last thing is constant issues with WiFi... The interruptions are happening for months now and all the maintenance that is being performed on weekly basis does not improve the situation (often makes it even worse)

"Avoid it"

I lived here for a year. My parcels constantly got stolen from a “secure” parcel room that is supposed to be watched 24/7. I was blamed for it on countless occasions- extremely unprofessional staff and rude. They don’t care about you, they care about their money. The complimentary internet doesn’t work… it’s absolutely horrendous. So if you work from home like I did, you’re screwed.

"Not worth living in the Quintain Living…"

Not worth living in the Quintain Living buildings in wembley at all! We pay so much money but we been having pipe problems for months. Can’t even get a decent sleep. The walls are so thin people are able to hear your alarm clock. Not to mention the poor help they give to your concierge team. I don’t even telework from home but the internet is not even allowing me to have a decent wifi phone calling. They also raise the utilities price. You pay about 2.5K a month and can’t even get a good sleep ? Or internet ? Not to mention the garage gates are always broke. They always drilling on the walls. They also have the roads close for games. The only thing good is your concierge team who try’s to help the situation but sadly they don’t have to much of a voice. I would not be renewing my contract here. I think I will be getting better accommodations and my money worth somewhere else.

Hopefully by time I move out the internet is fix and the pipe problem is solve or else whoever lives Here next won’t be sleeping good at all.

"Would give it 0 stars if possible.."

Horrible experience living here, with the management never solving any of our problems and taking months to even respond. The extremely high rent is not worth it and I’d definitely look elsewhere, you’re better off literally anywhere else.. looking at the rapid decline of QL, we are super thankful we didn’t sign an extension to our lease and have managed to escape another horrible year..

They try to get money off you at any opportunity - dismal parking policy, bad internet and deteriorating social places. ‘Pet friendly’ is basically a myth cause you can’t take pets anywhere and there’s nothing nice about the dog run (which is disgustingly dirty most of the time). Also, while Wembley Park is lovely, living there on event days is nothing short of horrible..

"Rapid and steep decline and not worth the premium price anymore"

When we moved in to a previous building and they were Tipi, they were excellent. Everything worked perfectly, any issues were sorted out instantly, communication was excellent. Now, however, the internet drops out regularly (high speed internet included, apparently) which makes working from home a real challenge, with no sympathy from QL, and sub standard support from Velocity. Apparently we're able to go with another provider, but they will not take the costs for the not-fit-for-purpose internet off the costs we pay them.

Issues with apartments go months and months without resolution, and sometimes even a response, even if you're chasing. Seems to be numerous 'mistakes' in other areas too, which it seems you have to notice yourself.

Parking is £150 a month and the spaces are filling up rapidly, and if you can't find a space to park despite the money you pay, that's not their problem apparently.

Parcel store has gone from an almost flawless process of concierge taking them in and logging them, then logging them out when you pick them up... to needing a different code every time to access the room yourself, but once you're in, literally anyone can get in and do whatever they want. It's almost always a mess too, and despite having shelves for sets of apartment, your items are regularly not where they're supposed to be.

The flats are lovely, the roof gardens are great and the social areas are nice for meeting other residents and the community that my building has been building is great. Wembley is very convenient although a pain on event days, although we knew that when we moved in so not unexpected. The gym was great before the buildings started getting busier, so now the small space is getting cramped at peak times.

Really sad to see such a rapid, steep decline. We were originally happy to pay the higher rent price for convenience and the extra service from them, but now it seems we are paying a premium to get increasingly more frustrated and less convenient. Used to highly recommend, now would absolutely not.
