"AVOID THE EVIL MEGACORP"

Area is good, nicely connected. It can get little bit crowded on the event days and one has to watch the event calendar at the Wembley stadium to avoid it.

The property is newly built and functions well for the most parts. However its only good while its all going good. The moment you need something from the management, you start seeing the real side of this huge megacorp which is run for just profits. Example: WiFi has been an issue for weeks now. They own the internet company (velocity1 is owned by Quintain). They don't allow you to change providers.
They don't listen to complains. People are close to getting fired now (kid you not, seriously). HUGE. inconveniences to hundreds of people working from home.

This is just one example that is WiFi.

Look at the contract. They put very nefarious terms in that. Your apartment can have very acute pipe noise issues as noted on other reviews here.

"Looks good, doesn’t work"

The whole idea of such a development is that while you pay a premium everything is taken care of. Utilities, garbage, internet, concierge collects your parcels, gym. This is all advertised.

Everything, every aspect of living here is riddled with issues.

Parcels go missing, concierge don’t care. “We can’t do anything about it” they say. The could, they just won’t.

We had insane noises coming from the water pipes. I measured 70 dB, that’s equivalent to a vacuum cleaner going on off every time someone nearby opens a tap. Even at 1am!! It took weeks for them to bring the noise down to an acceptable level, never completely fixing the issue mind you.

The internet is a bloody joke, If you’re working from home get ready to use your mobile data as the internet is totally unreliable. The provider, velocity1(more like velocity0) is totally incompetent. They promised to improve the service but with every maintenance it has gone worse and worse. I don’t even bother with it at this point. Had to get an unlimited plan on o2 for 30 quid on top of what I pay for this pathetic excuse of a broadband as I can’t even change it. It’s part of the rent.

The garbage shute is full 9 out of 10 times so have to either hoard it and hope that once a week I can throw it out or take the long way to the large bin.

The gym is small with only 1 bench that’s always busy.

If you have pet that’s an extra monthly fee.

And to leave something positive as well: the apartment is nice. The move in process was smooth 1 week.

But that’s the problem, quintain only focuses on getting you. Once you’ve signed the contract, they don’t care.

"Worst Internet I have ever experienced at home"

Soo many issues with the Residents Wi-Fi. We’ve been living in Canada Gardens for more then a year now and internet has always been a problem. Devices disconnecting, no internet connection, non stable bandwidth and so on. WFH very frustrating if not impossible at times. Online Gaming impossible. Streaming works from time to time if the device you are using can connect to the WI-FI. Ethernet ports in the apartment never worked even though a Velocity 1 tried to fix them. QL sends updates from time to time saying they are working on it and that it will be fixed soon.. but nothing still.

DO NOT LIVE HERE. YOU WILL REGRET IT, I PROMISE YOU.

Impossible to work or study from home because of constant wifi issues. Forget work or study, I can't even make a call on WhatsApp or Facetime. The front desk folks do absolutely NOTHING. All they say is – I can't do anything besides calling Velocity.

"The reason I live here for 2years and decide to move out"

All the things I wanna say is don’t live here.



📦1. The apartment don’t want take responsible for parcel missing.
The apartment force the residents to sign an unequal agreement: If the courier is not signed, the front desk will not help to collect the courier.

🧰2. Maintenance cut corners: My drawer was broken, and I reported 7 times in three months, but they never fix it.

💥3. Noise nuisance: All the time. My friends said they have completely same issue.

💷4. Change from monthly payment to annual payment: The contract between me and quintain living clearly states in black and white that the rent is paid monthly. It is enough to pay on time every month, but this year, the apartment frequently asked me to pay the rent in advance.

🕸5. The network is extremely poor: I have to use my hotspot at least once a week, and Quintain just send email apologize every week, saying that the network will be repaired again this week.

"A prison with nice curtains"

- No internet. For months I wasn't able to use Wifi and had to use my own Internet.
- £50 on top of the rent if you have a dog, which they don't say anything about when viewing. Then, even if you pay a very high rent and £50 extra you are not allowed to use the main entrance but if you are with your dog you need to enter from the bin room!!
- Damages: they have requested almost £300 after two months we moved out for things they weren't even there!! Like a cutlery holder.
- Concierge: they have lost one of our parcels and they didn't care at all, no apologies and no refund (But the they ask me to refund a cutlery holder).
- Non smoking and then you can't open your window because someone in your building is regurarly using drugs (and selling them too, making the building unsafe).
It's just a prison with nice curtains.

"Gabriel was amazing"

Gabriel was amazing! We were lucky to end up with him after a mixup in the system and he was absolutely great! Perfectly understood our needs, showed us around and helped us get the flat we wanted that same day 🤩 if you get a chance to pick your agent, go with him!
