"A fair assessment of living in a Quintain Living Apartment"

This review focuses on Ferrum. I've been a resident here for a year, and this review only focuses on my own experience.

The apartments we looked at suffer from an amount of noise pollution - on the North side, it's from the shopping streets and the stadium crowds on event days. On the south side, it's from train services passing through Wembley Stadium Station. You get used to the train sounds after a couple of months.

The apartments are beautifully presented. We asked Quintain to remove a bed from the second bedroom prior to agreeing to move in so we could use it as an office, and they were able to accommodate this.

The apartments suffer from dust issues, so regular hoovering is a must. The appliances that come in the apartment are good quality brand names, and ours have generally worked with no problem. When there has been a maintenance issue - one time the lights in our lounge would turn themselves off after a few seconds - the team came the same day and fixed the problem.

There have been some significant downtime issues with the internet provider recently. We pay extra for Velocity1's Max package, as a stable and fast internet connection is critical to my job. However, the recent outages have been regularly happening, and have been very disruptive. It's not helped that Quintain and Velocity1 haven't been very responsive on the matter, and there's no word about compensation for a service not delivered. This has been a serious drawback.

The block has some excellent social spaces for working from home when you want to get out of your apartment, and nice gardens and rooftop terrace, with free bbqs (which they even clean for you!) These cost (£10) if you want to prebook them, which is fine with me as it stops people reserving them the moment there's sunny weather forecast and then not turning up to use them which used to happen before. Similarly, there's a fee to book out some of the other social spaces, which is steeper (£20ph) but again, it stops people from hogging the room unless they have an event. The gym is pretty decent as far as residents' gyms go, and would suit most people's workout needs. Generally, shared spaces across the building are kept clean and well maintained.

The block went dog-friendly during the pandemic, and added in a dog run in the garden where dogs can run free. I don't know who designed this dog run, but they've clearly never had a dog in their life. The artificial grass makes sense, as it's easier to clean. But the area is lined with hedges, and has a mound running down the middle with three trees. This makes it super difficult to walk down the dog run, and the hedges are awful for trying to find balls which have flown into them because of the silly uneven ground. While they have gotten better about cleaning the dog run - there used to be dog mess left in there for weeks - it's still oftentimes dirty and can be hazardous for dogs. Upon registering a dog (which costs £50pm), they are DNA swabbed so any dog mess can be matched to the culprit, and the owners can be fined. However, Quintain doesn't act on this despite it being a regular problem. The building also has a specific room for cleaning your dog, which is a godsend - it's kept clean, it's a proper dog washing station, and a washing machine for cleaning your dog's towels, etc.

The residents' team are lovely, always happy to say hi and chat and take care of anything you might need - they're a credit to Quintain. However, there are temps who are agency staff who usually don't know much, and often will ask you to contact them when the regular residents' team are back in.

I've heard the Postroom has been a point of contention for some others, but it's always been fine for me. I've only ever had one lost package, out of hundreds and they're almost always placed on the correct shelf. The main drawback is that I rarely get emails that there's a parcel for me to pick up.

There are occasional issues with people smoking some pungent marijuana on their balconies, and there used to be a strong smell of it in the first-floor hallway. These are rare incidents, but not what you want in a family-friendly block.

Finally, there's a matter of the rent. Considering the prices that Quintain charge, I would expect some of the problems listed to not occur at all. Some of the problems are significant, in the case of the Wifi issues. If you sign a 6 or 12 month contract, Quintain will increase the rent to 'align with average rent in the area' at the end of the term, which makes little sense as the average rent in the area is half that which Quintain charge according to the Mayor of London's rent map. For short term contracts, there's also a 10% uplift levied, which makes living here very expensive. Though I think it's a nice place to live (and I've lived in some places with nightmare landlords), it's not value for money in my mind.

"This is what the hell for wifi issue"

This is what the hell for wifi issue! And Oven has also problem. The most terrible thing is that no one care about these issue. When I raise these issue for the residents team, they just said to me " That's not my problem. Just call Velocity team or just mail to Samsung agent in London"
The resident team is the most terrible staff in the world.

"friendly community"

I have had a really great and pleasant living experience with quintain living. It's also a dog-friendly community so I think my dog has had a great and fun time as well. The staffs are very friendly and helpful. I particularly would like to thank Milton, Faysal, Karolina and Laszlo.

"Not great, and definitely not worth it."

They’re meant to provide internet and you can’t get your own provider. But it’s never working properly. They don’t show up to fix it. There’s a lot of people who hang out around the buildings who don’t live there and the residents team doesn’t do much to help. And worse of all is when there’s events at Wembley and they put up the gates to keep people out of residential areas, it’s never effective, the roads around our building are regularly turned into a public toilet. Lift is always acting up. Parcels go missing in the parcel room. I could keep going but really there’s no point. If I knew it would be like this I would’ve never signed a long term contract here. Don’t trust the hype, it’s not worth it.

"One stop shop for problems"

They never fix building problems, the dog run is never cleaned and constantly smells like pee, oh and the internet is trash. Would you pay over 2 grand per month for that?

"They are the worst"

They are the worst. They treat you so well in the beginning but as soon as you have a problem, they desappear. They didn’t want to renew my contract for 6 months, only a year, when they told me they were going to do so. (They extended it for 2 more months but that’s it).
They want me to believe that you can extend it 2 months but not 6? It’s a joke this company.
They also didn’t fix a problem we had in the flat for almost a year, they kept promising they would do it tomorrow.. and actually, they never did. We had to move to another flat.
It’s so expensive and not worth it.
I am so disappointed at them.

"Complete disregard for problems with…"

Complete disregard for problems with the Internet.

Also, according to the contract, they had to wash the windows before moving in - this did not happen even after three months. Applications and complaints are simply ignored and deleted.

I do not recommend.

"Do not live here"

Many isseus have occured in the short time period that we have lived here, that is not a big problem as it is a new building but to date the minimum wait time for someone to even acknolege the problem let alone come and look at it is at least 2 months. We have had half of our stove top not working for the past 5 or so months, one person came and looked at it 2 months ago, took some pictures and we have heard nothing since.
When we moved in 2 of our doors would not shut, called maintenance and it took more than 4 months for them to be fixed, this inludes them claiming to have fixed them without even entering our flat 3 times!
Wifi has been a problem ever since we moved in, I like cabled connections so I sorted out an ethernet cable system, to date only one of the cables works and the other one works for a day or two after I contact the provider, but never longer. The wifi is unreliable to the point that I do not even bother trying to connect my phone to it whilst my other devices that do not have a sim I have to reconnect 2-3x a day. At points I have had to run off my phone hotspot as nothing worked at all.

The walls are super fragile and very easily marked, I pushed my desk chair back and it has left a dent in the wall.

The fire alarm is soo close to the stove top that as soon as anything starts smoking at all (forget cooking a steak) it goes off, with the only option being to open all the windows for 5-10 minutes.

On the plus side all of the staff that I have interacted with in person have been very friendly and acknoledge that the problems we are experiencing are unacceptable, however they are unable to help in any way.

What do the WiFi and Customer Service at Quintain Living have in common? Neither exist.
Once these guys have your money THEY DO NOT CARE. Trust all the negative reviews and do not choose to live here.
