Mark your listing as SOLD if it is SOLD and you can't do viewings!! Review for Acton branch, spoke with Cameron. Bad practise as you want to list is as available until it is exchanged, but its actually not available and won't allow any viewings or offers.

"Incompetent people"

We rented a flat in Acton with these individuals for two years, and they are incredibly incompetent. When we first moved in, they informed our landlord that the money he had paid for a cleaner had been used, when in fact it hadn't. The flat was extremely dirty, and the floor was sticky upon our arrival. We had to spend several days cleaning the entire flat ourselves while the living room was also being painted. Now that we've moved out, our landlord confirmed that an email was sent to RSK a couple of days after our move-out date, confirming that we could indeed be refunded our deposit. However, five days later, we're still waiting for this to be processed. The man in charge of processing these requests has repeatedly claimed that the transfer had been processed when it had not. We had to call the office multiple times, only to be told that no, he had not processed the transfer. Absolutely ridiculous.

AVOID those liars at all costs..Specially Acton Branch in London...they waste your time in fake offers, they never send your offers to the landlord, they lie and create fake excuses...one of their agents told me the landlord declined me when his other colleague was finalizing the offer letter with me for the same property !! then we went through referencing after my offer was accepted for the same property that the LYING AGENT told me I was declined before, then they messaged me after 2 days hard work chasing the referencing company and sending tons of documents to say the landlord has accepted another offer ! they wasted my time and gave me false hope...AVOID at all cost.

"What started out as a straight forward…"

What started out as a straight forward sale sadly turned sour. Not the fault of RS&K but the buyer dropped out a fair way into the sale.
However, what came after was by turns pushy and unpleasant behaviour. When I decided to put the flat back out to rent, a potential buyer appeared very late in the day and after telling RS&K not to go ahead with a viewing, they did so anyway. The following Monday I was love bombed with how much the viewer wanted the property, would deposit a £15k non returnable deposit (turns out with his solicitor not mine) and an increase in price. The buyer had a bit of paper from a Mortgage broker and 2 flats to rent out before anything meaningful could take place, this would have taken months which I was not willing to gamble on.
The email I received warning me that I would 'regret' my actions in the months to come was ridiculous. Do they have a crystal ball?
When we tried to get the keys back from them they were no help at all. A representative from the managing agents who contacted them had the phone put down on her. They couldn’t be bothered to return them or pop them in an envelope. She had to collect them herself.
Not a great experience.
