"Boiler repair "
My gas boiler is leaking, the boiler is in the kitchen and underneath it there is a washing machine socket. The water has gone in the socket and it is tripping the kitchen sockets. I reported it around the 7/1/2025, the appointment was done for the 20/1/2025. I got a text before the engineer came. I opened the door for him and he checked it and he told me he needs 3 parts to fix it and if he switch off the boiler there will be no hot water in the house. So he asked me when I will be home so they could be back to fix it and I said Thursday that week. He told me someone will contact me to confirm the appointment. No one called that week, I called the office and explained to them what happened and they told me I should give them 48hours and I did. No one called, so I called back to get the shock of my life, they told me that someone attended the house on the date the engineer came and I told them I had to go to work and denied them access. The weird thing is I don't work and I did let engineer in and he told me he couldn't fix it because he didn't have parts to fix it. My boiler is still leaking and I wish I could switch to another housing association or be a direct council tenant. I regret choosing this housing association can anyone advice on what to do. I have had enough. They lied I had to go to work when am not working currently and lied I refused them access but I let the guy in and he told me he couldn't fix it because he didn't have parts in his van. Trying to lie on my head is the worst thing you can do because you are trying to cover your mistake. Be wise if you are bidding at the moment.

I am writing this review based on my experience of ROYCE COURT in Knutsford over the past 3 years 8 months. On moving into Royce Court I was given one of the refurbished flats on the top floor, and I was very pleased with it. Well fitted out and spotless, and the Scheme Manager bent over backwards to be as helpful as possible. The occasional small repair was promptly and efficiently dealt with. The gardens were nice but the landscape maintenance people were not properly looking after the lawns, hedges and shrubs. The lawn now is just a carpet of weeds and the hedges have not been sympathically managed for local birds and wildlife. The windows are not properly cleaned as it is too much hassle to climb up a ladder. They spray water from a pipe from the ground floor which is about as useful as a chocolate fire guard!
As the cost of living crisis bit hard in 2023 and 2024 it became obvious that Onward was over charging on service charges - and when challenged they were reluctant to issue a refund, but in December 2024 they (Onward) admitted defeat and refunded quite large sums of cash ( into 4 figures). For this situation to occur that points to a level of ineptitude or worse from the senior management. Bottom line - I just don't trust Onward Homes. When complaints are raised they smile dutifully and very often matters are swept under the carpet. The level of communication between the various depts is a joke - most of the scheme managers would quietly admit to this. And finally, on the matter of some long term tenants regularly breaking their agreements by bullying the more vulnerable residents - Onward Homes are failing in their duty of care by not cracking down on such unsocialable behaviour in a meaningful way. Anyway, I have had enough. I am moving out of Royce Court at the end of the month and moving to a Cheshire agriultural town, and avoiding social housing and Housing Associations like the plague.

Was left for weeks with a leak what caused sockets to explode without so much as an apology then they have the audacity to persecute myself and sick son for bedroom tax arrears and when they've failed to help us with more suitable properties since introduction of spare room subsidy. Not to mention the cost of heat loss through outdated doors and windows...

The team at Onward particularly Nicola and Bethany's help was immediate providing peace of mind to myself and my 76 year old mother having received a no fault eviction notice. Their thoughtful kindness, courtesy and the manner in which they approached our housing need efficiently and with sufficient patience to clearly explain and then assist us in rehousing cannot be understated. The speed with which they dealt with our case was frankly superhuman and I cannot express my thanks sufficiently.

"Carbon monoxide leak"
So whilst being on a stage 2 complaint, pregnant and having a poorly 3 year old. I’ve been forced to live in a house with a known carbon monoxide leak, my gas hasn’t been capped they’ve just turned my boiler off. My house is already in minus temperatures due to the doors and windows and now I have no heating, no hot water and no way to feed or bath my child. She’s just got out of hospital and we’re going to end up dead because the neighbourhood team don’t have the ‘time’ to ring us back and help us leave the property. My only advice was to open all the windows and give my daughter extra blankets and we’ll deliver some electric heaters. Imagine leaving a family in this situation, risking a child’s life just to save some cash, absolutely vile people

I’m in there house from 2015 I got problems started 2018 with drugs in block people do threading me and my family they tried to break in my house many time and who worked for this company they don’t want to do anything. They don’t want to work to do any job. Stay away from this company don’t take their house you will be trapped in there house

They are most ignorant housing association ever. Never care about what tenants needs. Ignorant not helpful at all. We pay our rent promptly every time but when it gets to get sonething repair they just do NOT care at all. Left us with no heating in -3 in nights

If I could 0 stars I would! I am mortified and in disbelief at how I’ve been treat. When my child was new born and was in and out of hospital due to respiratory issues I called and reported damp and said I believed this to be the issue…. 3 years later the problem could not be worse!! My son has additional needs and we’ve had to leave our “home” for 3 weeks dealing with meltdowns when walking past the house cause he wants to go home. Staying in a hotel which is NOT AT ALL family friendly and having to spend fortunes on takeaways as there was a non existent child friendly menu for a picky child! To have to leave the hotel on the day I’ve promised him we can go home to find a WET damp mouldy mess worse than I left it. Heartbroken doesn’t cover it and neither does furious. I want a home, for me and my son. We have no safe place, no home, just a few bricks chucked together and called a house! The service has been UNREAL I can’t believe they get away with it. I’ve been dismissed, ignored and belittled. They attempted to chuck some money at me which doesn’t even begin to cover the damage to clothes, shoes bedding curtains you name it. My sons asthma has worsened and since leaving the property his breathing has never been better!!!! AWFUL DO NOT ACCEPT HOUSES FROM THEM!! I am now sofa surfing with a special needs 3 year old because it’s safer and better than the SHED they expect us to call a home!!!

This is the worst housing association ever. No safeguarding, support for mental health or anti social behaviour. Repairs are minimise to basic work and same issues keep coming back. Their neglect caused loads of additional health issues and financial losses.
