I made a claim because of a water leak, and because the water leak was from a valve, they would not cover it despite their Terms and Conditions stating they cover water leaks. They pick and choose what they want to cover. Don't waste your money on this absolute scam of a company.

We had a water heater go out and it cost $2600 and they only covered us for $500. We have had the home warranty for 8 years and always in good standing. Not sure what the point in having a warranty if most of the repairs or replacements are on the home owner. Very disappointed

Filed two claims which I had coverage for. Hot Water Heater - cost me $3k to replace on a Sunday, APHW only paid $375. Roof flashing repair - cost me over $3k to have repaired, APHW only paid $225. Considering the cost of the warranty of $880, their warranty is not worth it!

"A Warranty That Delivers Terrible Value"
In case my 1-star review on Google is difficult to find, here is the original with an update:
I signed up for this home warranty six years ago through my realtor, hoping for peace of mind as I live alone. Unfortunately, after my recent claim experience, I cannot recommend this company.
Over the past six years, I didn’t file a single claim until this week. My repair bill totaled $2,730, and they only covered $400, costing me $2,944 out of pocket (including this year’s warranty premium of $614). That means I paid more than the repair itself, even though I had active warranty coverage.
The first five years of payments (total $2,900), during which I had no claims, are effectively sunk costs or money wasted since the warranty provided no benefit. Even when I finally needed the coverage, the restrictive terms and conditions and minimal reimbursement rendered the warranty useless. The cost-to-benefit ratio is abysmal, with premiums far outweighing the value received.
If you’re considering this company, make sure to carefully read the terms and conditions. The exclusions, limitations, and caps in the fine print make it easy for them to deny or minimize claims, leaving you with the majority of repair costs. Instead of wasting your money on their warranty, set up your own repair fund. Had I done that, I'd be ahead. This was a poor investment, and I strongly advise others to avoid this company.

APHW decided to pay out an additional $249, bringing the total reimbursement to $649.
This means I spent $614 on this year’s premium to receive $649 back, but I still had to pay $2,081 out of pocket. This brings my total out-of-pocket cost to $2,695, despite having active warranty coverage.
This still make the warranty a terrible value. Had I saved six years’ worth of premiums instead, I would have had more than enough to cover this repair and any additional expenses.
I cannot imagine a single scenario where their warranty coverage would pay out an amount significant enough to make it worthwhile. While the Maximum Aggregate Liability of $25,000 sounds appealing, the maximum liability caps and exclusions make it highly unlikely they would ever pay that amount in aggregate. To even approach that limit, you would need to file a significant number of claims for repairs under $1,000 each in a single year with every claim fully approved, a scenario that is almost impossible given their restrictive terms.

"Absolutely awful company"
Absolutely awful company. They refused to pay for damage to my HVAC because they only cover natural causes and age-related problems, however, they refuse to cover any natural cause (weather, bugs, corrosion, won't cover old components, etc.). For everything they say they cover and every type of damage they cover, they have an exclusion buried in the terms and conditions so they don't have to pay anything out. Furthermore, in my experience when they will agree to pay something out, it's roughly only 10% of the repair cost, minus the $100 deductible. There is no way a company like this can legally be allowed to operate.

I submitted a claim after having our fridge go out. Contractors 6 actually told me home warranty is a joke and do not ever buy it again. Thank goodness I didn’t and the seller did but -5/10 do not ever purchase waste of money

"This company is a total scam"
This company is a total scam. We have been paying $87.00 a month for warranty coverage. We submitted a claim and followed all the requirements. American Preferred Warranty did not approve anything on the service of $889.00 plus to check the air conditioning unit that was 4 lbs. low of freon and cleaned the condenser coils. Customer service asked the technician so many questions and he answered. It cost $120.00 per pound plus cleaning the condenser and service call. This company did not agree to pay nothing on the cost. The lady that I spoke with giggled at me because I informed her that I will be reporting this to the BBB. We have paid this company over $1000.00, and they just scammed us by nothing paying anything plus customer service laughed at me. This was done around 4:30 p.m. on Monday, September 23, 2024.

"Fraudulent & unethical"
I wish I could give this company zero stars and I wish I would never ever purchased a home warranty through APHW. this company is a scam and they will find any reason to not pay your claims or to pay less than what it actually cost to fix your property. I had just purchased my first home and within a month water started leaking from the bathtub and I had to make a claim. I used a contractor from the list that was sent to me from APHW and the initial cost was $425 to replace a Cartridge. However that didn’t fix the problem and the plumber found that more work had to be done inside the wall to fix the problem properly. So APHW took it upon themselves to open another claim even though it was for the same exact issue from the original claim the day before, The claim hadn’t even been closed yet! APHW then denied my initial claim of $425 that I had already paid for and then only approved $500 (minus my -$100 deductible of course) of the $777 bill I received from the plumber to fix the problem. When I questioned them about why two claims were opened when it was the same issue nobody could give me an answer except for that it was denied because it wasn’t fixed. What kind of answer is that? I had no idea that it was going to take more work to fix the issue and neither did the plumber until he got inside the wall to find out how bad the damage was. So not only was it ridiculous that they opened up a second claim, it was even more ridiculous that they wouldn’t even cover what it cost to fix the problem. So now I’m out of pocket over $800 of my own money because APHW found a loophole by opening two different claims for the same issue and only paying $500 on a $1200 claim. I don’t even know how that’s legal, professional or ethical but they seem to get away with it. I wouldn’t recommend this company to my worst enemy. if you’re looking to buy a new home or just looking for home warranty 100% avoid this company at all cost I just want to save anybody else from going through the heartache and the financial burdens of what APHW already put me through.
