"Conveyancer ignoring for 3+ weeks"
Conveyancer Luke Licence provided good service initially but has been ignoring me for 3 weeks. The welcome team was efficient but after receiving the search reports, Luke made mistakes in his detailed report. I requested a floating deed multiple times but this was not addressed. The report included fees for "Landlord notice" and "Consent fee" which were not explained to me. It also incorrectly stated the flat has a leasehold title when it is freehold. I have asked Luke for ground rent and service charge receipts multiple times since 7th July but he has not responded. I called recently and another conveyancer answered and said Luke was there but refused to take my call, saying he would respond in the afternoon. It feels like Luke is actively evading me so I have made a complaint with the team lead. At this point I am afraid of losing the property if I don't complete in the next month, so this is urgent.
7th July: "I will be able to go through them [questions] today but if not latest on Monday." It's 18th July now.
EDIT: After my complaint, they've changed to another conveyancer in NBM Law. I've spoken with him, and seems promising. I will update this review in a month and adjust rating depending if the issue is resolved.

I have now dealt with NBM on a few occasions and have always had good dealing with them hence a returning customer. I will be using NBM for future purchases.

"Dear reader"
Dear reader, after a lenghty sale agreement of a freehold, of delay after delay for over 1 year, when the sale was completed. They would not electronically send me my money. After all details where sent ( IBAN). They sent me a normal cheque by post of £7.40. I was charged £40.00. for this. Now I have to wait up-to-12 weeks(3 months) , for this cheque to clear, at a cost of £70.00.by banks.
After all expenses and charges where paid up front.
How unfair is this. A very unhappy customer. ??????

"Efficient and professional"
The welcome team was quick at responding to my questions, and the first stage of the buying and selling process has gone smoothly. My conveyancer Isaac Lawrence has been excellent so far, replying to emails promptly and keeping me informed of everything.
The only thing I've struggled with is having to print out and sign everything; there doesn't seem to be a way of editing and electronically signing documents on the portal.

"Very good NBM Welcome proces"
The Welcome process at NBM was very good. They took the time to explain the full process over the phone, and had an online portal where they responded promptly. Everything is uploaded to the portal which was efficient and effective. The only improvement I'd suggest is having online versions of the forms so that they do not need to be printed and scanned every time.
