Warwick Estates Property Management Limited have given notice of their intention to discontinue services at Cardiff Pointe in Cardiff with effect from 01 May 2025 and are leaving, we say, owing as much as £1 million including court allowed interest payments. This money is due to errors, overcharging, double charging, and other issues between 2014 and 2025. We assume they will not voluntarily refund this money and that we will need to take action in County Court or High Court to recover it.
We have reported Warwick Estates to RICS as a member, unfortunately Warwick appear to be beyond the ability of RICS to take sufficient action against Warwick Estates to cause them to become law abiding and change their culture and modus operandi such that they become a competent, efficient, professional and honest provider of management services to the residential leasehold market.
This review is for the purpose of notifying any potential user of their services of the likely attendant risks and consequences.
I note from the response of Warwick that first they express gratitude, then they attack what I wrote, so their gratitude is both wasted and insincere. Warwick goes on to suggest they do not know who I represent, and yet I have been one of their fiercest critics for the past 10 years, and I and a group of fellow Applicants (as tribunal litigants are referred to) took Warwick to task between June 2022 and June 2024 as the sole representative of a negligent and absentee landlord entrusted with the site management of Cardiff Pointe and what has been their mismanagement of our money. We refer to them as Warwick Mistakes, because the legal world (courts and police especially) refuses to condemn them and prefers to consider their conduct in their past (since this time 18 years ago) as a series of errors, errors they repeat and repeat and either cannot or refuse to learn from. Warwick invites me/us to enquire about their internal complaints procedure, but what's the point, it's a sham. I have been awaiting a response to a complaint filed in 2018 that despite reminders Warwick has failed to address, so internal complaints is a joke, mere window dressing intended to give the impression of due process and responsible management policies and processes.
