New tenants had moved into my property but the old tenant had not received his deposit. He was very frustrated about the situation. Keeley from the Romford branch was able to sort out the problem and diffuse any further problems escalating. This was done in a friendly but professional manner.

I HIGHLY DON'T RECOMMEND THIS AGENCY!!! Very unfriendly agency for disabled people and not very helpful in solving problems.

This agency exists only for the process and signing of documentation, but in the background there is a landlord waiting for you who does not follow the regulations.

When, after the early termination of the contract, I informed the agent Callum Kai L. about the problems with the studio flat and the landlord, the agent wrote to me that he was shocked because he had been cooperating with the landlord for a long time and there had been no problems with him. This is strange to me because the agency is on the landlord's side and benefits from it.

I rented from a landlord (AQS Investment - Yasser S.) who has several houses, which is divided into several rooms for rent as a studio flat. I think taxes are wasted when someone doesn't inspect homes. The corridor and the shared kitchen are very dirty, I didn't notice there was anyone cleaning for a long time. Studio flat there is moisture on the ceiling. There are also children living in the studio flat, there is a high probability that it is not legal.
For the second winter season, I had to use a small electric heater because the central heating did not work and although it had been repaired many times. But I paid the same rent, without central heating. It was impossible to leave a heated electric one without being home.

I also noticed that the landlord throws letters into the trash that previously belonged to another tenant. This is proof that he is irresponsible.

Their feedback will be of little value to me, what matters here is the facts between the landlord

"Deposit and overpaid rent unjustly and unlawfully detained"

Horrible experience. They constantly violate their own contract! Several, some very serious repairs ignored for months or even years at several occasions throughout my 9 years of tenancy. They only do their job and fulfill their part of the contract when you loose your patience and threaten that you’ll report them!
Recently I’ve been handed with notice to vacate, as landlord is selling the property, so I left. I found a new house after I already paid my rent for the whole month in advance…
After I moved out, I haven’t been informed about the inspection which I wanted to attend, to point out how much money I put in that property and answer any questions. I didn’t get this opportunity. I asked them for the report from inspection-I haven’t received it.
The best thing is that almost two weeks after I moved out, the person who carried out the inspection called me saying my rent is overdue LOL. Aren’t you the one who’s seen the house empty?! Total mess, people!
It’s been almost a month now, India Taylor who knew perfectly how to contact me when she needed something, now she keeps forgetting to contact me regarding my deposit and overpaid rent! It’s been almost a month and I have no information whatsoever, she ignored all my emails. Im done waiting now. A formal complaint has just been sent and if this doesn’t help, I will get more advise of what to do! You detain my money illegally with no justification, we’ll see you in court if necessary!

We have had bad experience with Haart. Unfortunately worst property managers like Abidur Rahman, they are not committed to service and can't keep their words and not ready to solve or lookout for solution, instead they will change their position time and again saying we are only rent collectors if we reach them for any property related issues.

"avoid at all costs"

My Mums house sale fell through after 7 months of my hard work doing their job throughout the process, complete lack of clarity throughout and didn't even let me know the buyer backed out at last moment, I found out though my solicitor - cost me over 3K in solicitors fees and costs to get paperwork for buyer having checked they were intending to go through with sale, only to receive a 2 line explanation from their solicitor. Haart still haven't contacted me... truly appalling

"PESTS"

When I sold my last property around 3 years ago I originally went to haart , they put me onto their mortgage broker for my next move and we got completely messed around, didn’t return our calls and was extremely hard to get hold of which nearly messed up our move. We decided in the end to use a different agent. Haart then decided to call me most weeks for 2 years after I had sold that property. Surely they can see it’s been sold and it was 2 years ago?? I have just sold my next property and now they are calling me non stop again!!! I just had to call them back and have a word. Why do it? It just puts people off. I def will never use haart again . PESTS!
