"Great property. Poor management"
The apartments at Quintain Living are well-maintained and of good quality. However, my experience with their management team left much to be desired, particularly during my tenancy and move-out process.
During my stay, communication was a significant issue - it often took months to receive responses to basic enquiries. The most frustrating experience came during the move-out process. Despite handing over the apartment in clean (much better than we received it) and good condition, I was charged for an end-of-tenancy cleaning. It appears they have an arrangement with a cleaning company that performed unnecessary cleaning services, essentially charging me for work that wasn't needed. The situation has become even more concerning as they now completely ignore all my emails, only sending payment reminders. Before moving out, they attempted to pressure us by threatening higher charges if we didn't pay for cleaning in advance - effectively forcing us into accepting their cleaning service without any option to decline.
That is the first time we have such experience with a company of their size. I don't even know how to contact them now

Quintain Living - Ferrum Review
I recently started renting from Quintain Living in their Ferrum building, and my experience so far has been fantastic. I’d like to extend a special thanks to Mohammed Qania and Elaine Ko for making the rental process incredibly fast and smooth. The paperwork was handled swiftly and entirely online, which made the process hassle-free. The team was also very flexible with some onboarding requirements, which I truly appreciated.
The apartment itself was spotless and well-organized when we moved in, which left a great first impression. It was clear that the team paid attention to detail, ensuring everything was in perfect condition before we arrived.
The staff were friendly and accommodating throughout, even managing everything efficiently during the busy holiday period—a time when many employees are typically on leave. Despite this, they ensured that all processes were completed on time.
Moving in was also seamless, with easy access for bringing in my luggage and belongings. Additionally, minor maintenance issues were resolved promptly within two days, and the team followed up to make sure everything was working perfectly.
Before moving in, I read some negative reviews about certain aspects of Quintain Living, but I haven’t experienced any of those issues. The building is consistently clean, and the concierge team is always friendly and helpful. The area itself is a highlight—safe, vibrant, and family-friendly. It’s close to transportation, shopping centers, and playgrounds, offering plenty of activities for everyone. The neighbors I’ve met so far seem warm and welcoming, adding to the community feel.
Overall, my experience has been nothing but positive. Thank you to the entire Quintain Living team for their professionalism and dedication!

I just want to leave the most glowing review for Faysal for his exceptional service as the overall resident manager in Landsby. He is a fantastic asset to the Quintain team and I think that his exceptional service, work ethic and professionalism deserves to be highlighted.
I've lived in Landsby for over 4 years, and in that time Faysal has consistently gone above and beyond to help me with any queries or issues I have had over this time. He's always a phone call away if you need anything, and without fail will go out of his way to make sure that your experience of your tenancy in Landsby is excellent all the way through. For example, he's helped me a number of times with queries about renewal of my tenancy or with regards to maintenance issues!
On top of this, I have seen Faysal treat other residents with the same conscientious approach, which shows you his commitment to professionalism and really enhancing the living experience of all residents.
Thanks for everything Faysal, pleasure to have lived here for the last 4 years!

Elaine helped me with finding the perfect apartment for me, she was really helpful and answered all the questions I had about the property, as well as, sent photos and showed exactly what I should expect. Julia was the other person who managed the paperwork and the move in procedure, she explained what and how I should do once I am there as well as redirected me to the residents team for all the questions I had about deliveries. Overall, my experience was great and everyone was very friendly and helped a lot

"AVOID AT ALL COSTS"
AVOID AT ALL COSTS
I regret choosing to live with Quintain Living due to their unprofessional and dishonest practices. They demanded a rent amount higher than what was agreed upon in our contract. Despite repeated attempts to seek clarification and request an adjustment to the correct amount, our emails were completely ignored. Instead, they proceeded to charge the incorrect rent amount directly from my bank account via direct debit, without resolving the issue or even responding to our concerns.
To make matters worse, they resorted to childish and unprofessional behavior by revoking our access to the building’s communal areas and cutting off our internet (WiFi) access—something we had already paid for as part of our utilities.
The level of disrespect and lack of accountability from Quintain Living is appalling. I would strongly advise anyone considering their services to think twice. This has been a truly disappointing and frustrating experience. Avoid at all costs!

"Avoid the headache"
Flats are clean, nice and new although overpriced. For the first two years we lived here we had no issues so no need to interact with Quintain. However, when we renewed our lease for the third year we have had nothing but issues. On multiple occasions they have tried to take out double the rent and asking us for hundred of extra pounds without any explanation as to what this money is for. As this kept happening the receptionist advised that we cancel our direct debit for our rent until this has been sorted. Unfortunately trying to communicate with anyone from the rent department is like trying to find a unicorn, it is impossible. We have also been threatened with legal action over accusations that we are not paying our rent when we are. The departments do not seem capable of interacting with each other or checking their system for information. The service has been horrendous and caused much unnecessary stress. Do yourself a favour and avoid these flats. We will definitely not be renewing our lease and cannot wait to live somewhere less problematic.
