"Quintain is a fabulous place to live"

Quintain is a fabulous place to live. We have lives there for over a year. The amenities are great with good social space, gym and outdoor recreation space. The staff are super friendly and helpful. Last Friday’s 80’s dance party was a great idea! We need more events like this. Thanks to Amelia for organizing.

"Unexplained charges and dismissive staff"

I keep getting charged randomly more with no explanation. My direct debit has managed to mysteriously increase from the usual 1500 to 2100 in the span of 2 months without any explanation or breakdown.

Additionally the staff (Yazid in particular who is part of the residents team) will dismiss you, and show nothing but hostility when you ask for a break down. Rather than being professional and helping a resident in a manner that is expected of staff in this role I was instead faced with a dismissive attitude. I have even had him hang up on me mid sentence when I was asking for help two times.

I was, hand on my heart, left shaking and startled after this treatment. Nobody should ever feel like that by such an establishment.

If you look at any other review left by my account there are nothing but positive reviews. I am not the kind of person to leave negative reviews but living here has left me scarred and helpless especially the most recent incident.

Extremely disappointing as I was a resident here for 3 years and I still received this treatment.

"Very high rent for lowest of the low experiences "

If you like to pay top end rent for concierge apartment living but experience the worst ever building management company one could possibly imagine then Quintain a Living Wembley Park is for you. Accounts team are incompetent, utilities regularly over charged and not transparent, a badly managed postal system whereby parcels regularly go missing or delivered to wrong QL buildings, mice in buildings, slow or non existent response to maintenance issues, gangs regularly enter buildings and causIng damage, doing drugs and threaten residents and Quintain Living team don't seem to want to address any of the above and only appear focused on receiving rent on time and even when their own systems and processes fail and they don't execute a direct debit that is in place they send out threatening communication about late rent and try to make a surcharge for their own incompetence. They have increased rents astronomically in recent times and with all this said, far more people are moving out than in and it's easy to see why. What Quintain marketing team sell you as lifestyle living could not be further from the truth in reality. They don't seem to care about resident moving out as they are now turning residential buildings into a revolving door Airbnb hotel which means the dynamics of what were intended to be residential build to rent buildings has completely changed. I don't believe QL are keeping many of their commitments to many residents and all I hear is people experiencing exactly the same issues and frustrations that I have shared in this review. I do now wonder if the increasing use by QL themselves renting apartments out on Airbnb is totally outside the scope of the QL master urban planning regeneration plan that was signed off by the local council and planning authorities. The original approach of Tipi (prior to been taken over by QL) was such a positive impact and a pleasure been part of the urban regeneration that is the Wembley Park Area (which is fantastic). It's a shame that the company with monopoly on apartments available to rent in this Wembley Park area are doing such a bad job and the reason why so many residents are leaving the area. If I could rate 0 stars I would probably would purely because QL are so well placed to really add value to the local area and be such a respected company for all their regeneration of the area and yet they fail and dissapoint on almost every aspect of what they do on a day to day management basis once you are a resident.

"Joke of a company"

I've been trying to get in touch with someone from the residents' team re: the extension of our contract for months, and despite my several emails and phone calls no one has got back to me. We've been renting with QL for a few years now, we have consistently met our obligations and yet we're treated like garbage by the company and those who work for it. Avoid at all costs.

"Avoid renting from Quintain Living"

two of my friends rented a flat from this company and had a terrible experience from the start.
To make things even worse, when they moved out, the company unfairly deducted money from their deposit for cleaning, despite the fact that they left the flat in a professionally clean condition and far better than it was when they moved in. It was spotless compared to the mess they were handed! The management showed zero accountability and professionalism throughout the entire process. Honestly, I wouldn’t recommend anyone to rent from them. it’s been nothing short of a nightmare!!

"Beton"

Beton - The customer service lacks a human touch. They don’t apologise for mistakes made or go out of their way to make you feel catered for. No consideration shown where you may have been inconvenienced- a specific example is where we were mistakenly overcharged our rent in the month we were due to leave. The issue was resolved a week later with no apology or acknowledgment of the inconvenience and stress caused. ‘Please, thank you, sorry’ etc including showing compassion and humaneness are the basics of customer service. Apart from that we experienced minimal issues during our 18 month stay and the public spaces such as lifts and gym were always clean. But I still wouldn’t recommend staying here as I’ve experienced better customer service and consideration from other places.

"Absolute Nightmare - Avoid at All Costs!"

Absolutely fuming with the way we were treated throughout our tenancy. After moving into a flat that was an absolute state - filthy, hazardous, and not fit for living , we’re now being charged for “professional cleaning” and “redecoration”. Are you having a laugh? We were paying good money for comfort, but instead, we were stuck in a dump that hadn’t seen a decent clean in ages. There were serious issues from day one, including leftover “hazardous materials” from the previous tenant. The place was a “health risk”, and none of it was sorted before we moved in.

To make matters worse, we lived without curtains for the entire time! Imagine that, no privacy, no shade from the sun, just being left to deal with it. We raised the issue and were promised they’d get replaced after they removed the dirty, stained ones, but did we ever get them? No, we didn’t. Absolute shambles.

And now they’ve got the cheek to bill us for cleaning when we left the flat spotless, far better than the state it was handed to us. Unbelievable. We’ve been more than patient, but this is a joke. If you’re thinking about renting from them, avoid at all costs. Worst experience we’ve ever had.

"Avoid renting here"

I rented a flat from this company (Quintain Living - Canada Gardens) and had a truly frustrating experience. We moved out at the end of August, and honestly, it felt like a nightmare from the start. When we arrived, the place was absolutely filthy and barely livable. To make matters worse, we discovered that the police had been involved due to hazardous materials left behind by the previous tenant, which put our health at serious risk. For £2,100 a month for a one bed flat, I expected much better.

Throughout our stay, we had no curtains because the management removed the dirty ones but never replaced them. This left us completely exposed to sunlight and with zero privacy, making our living situation uncomfortable and stressful. Communication with management was nearly nonexistent; you often had to wait days for a response. It felt like our concerns fell on deaf ears. Even when we requested a meeting to address all the issues, they insisted it wasn’t necessary, which was incredibly frustrating.

Adding to the disappointment, there were no special services provided in the Thomson Building at Canada Gardens, which made the lack of attention from management even more glaring.

To top it all off, when we moved out, we were shocked to see deductions from our deposit for cleaning and redecoration, despite leaving the flat in a professionally cleaned and far better condition than we found it. It’s hard to believe how poorly this place is managed. I can’t recommend this company to anyone—save yourself the headache!

"Upon checkin there was already a long…"

Upon checkin there was already a long wait. They are clearly understaffed and the residents manager was so rude (probably from overworking). There’s no introduction or any guidance they just handed me the key and said “you can go now”. I feel so mistreated even though I’m paying over 2k a month to live here. (Ferrum House)
