"Biggest Scam company in London "

Avoid like the plague. Quintain Living are the biggest scam rental company I’ve ever known. It has been over a year since I was told I would get my deposit back and QL continue to ignore me. The deposit protection people have told me that Quintain actually didn’t protect my deposit until January 2024, even though I moved in Oct 21 and my tenancy ended on Oct 23. This is actually illegal so I have decided to proceed with a legal team, even thought that will cost me more than the deposit is worth. But now I don’t care about the money, i care about Quintain seeing consequences for their terrible processes and scamming people. I am appalled by the treatment I’ve received by QL and do not recommend to anyone. It might seem glamorous, but the apartments are overpriced, under maintained and their underhand processes have caused me a great deal of distress. Save yourself some money and rent elsewhere.

"Zero compassion and unsafe concierge staff"

I never imagined I’d be writing a 1-star review for Quintain Living, especially after being a loyal tenant coming up to three years. My experience with Quintain has been mostly positive (Apart from the many times their temporary male night concierges that you see once and never see again make inappropriate and sexual comments to us women coming home in the night but for the purpose of my more serious issue, I won’t divulge much more on that for now).

During my time here, I’ve loved the experience—the apartments are beautiful, the amenities are great, the building manager is also a pleasant lady and seems to keep the running of the place up to scratch, and the sense of community is something I really valued. But all of that has been completely overshadowed by the way they’ve handled my situation now that I’ve had to terminate my lease early due to a personal family emergency.

A close relative has fallen severely ill, and I’ve been left with no choice but to move closer to my family as soon as possible. Given the gravity of the situation, I approached Quintain Living with the hope that they would show some understanding and flexibility. I was completely shocked when they refused to make any exception or waive even part of the early termination fee. I’ve been a long-standing resident and never had any issues, so I was hoping that in such extreme circumstances, they would show some compassion. Sadly, that was not the case.

What makes this even more infuriating is that I’ve since found out my flat is being taken over almost immediately. So they aren’t going to lose any rent. Yet they are still demanding the full termination fee from me. They’ll have no gap in tenancy and are already making money from the next tenant, but they still want to squeeze every last penny out of me, despite the fact that I’m leaving because of a serious family crisis.

Not only am I dealing with the emotional stress of my relatives illness, but this situation is also taking a serious toll on my income. Having to pay these unexpected fees is going to put me under significant financial strain, and Quintain Living seems completely indifferent to that. It’s bad enough that I’m facing a difficult time with my family, but now I also have to worry about struggling to make ends meet because of their lack of flexibility.

I understand that contracts are contracts, but in cases like this—where they aren’t even losing money from the flat being empty—they should show some decency. I’ve lived here for three years and always been a good tenant, yet they have treated me with complete disregard in one of the most difficult periods of my life.

For a company that promotes itself as a community-driven, resident-first place to live, their actions speak louder than words. If you’re thinking about moving here, be aware that when something goes wrong, they will show no flexibility or understanding, no matter how long you’ve been a loyal resident. You’ll probably get followed on your social media accounts by the creepy concierges that somehow search the database and find your personal details too. Just a heads up if you’re a young female, it seems safe with apparent “security” until you realise that security is just any old bloke they temp in for the day to sit on the desk with their feet up to “protect” the residents. I’m heartbroken and angry that after all these years, this is how they treat someone going through such a difficult time.

"Thanks to Canada Garden Staff and to Malia "

I’ve been living at Canada Garden for 3 years now and I’m about to start my 4th year. The reason I’ve chosen to stay is because of the amazing staff who go above and beyond to make everything smooth and enjoyable

I want to thanks Malia from Canada garden who has been incredible helpful during my tenancy renewal process.

Her professionalism. Prompt response and friendly approach made the whole process seamless. It’s people like Malia that make Canada garden feel like home.

Really love all the preks. Everything is accessible great location, very clean area great view . Staff are very attentive, friendly, and highly professionals .

"5 Stars – Exceptional Service from Jonathan!"

"Worst experience - Birch house - Repton gardens "

Been renting at Birch House for the past year, the team is not quick to react with issues in the flat such as drain pipe smell, vent loud noises, fan not working in bathrooms. Great at overcharging utility bills on every quarter (between 300-500£ every quarter on top of a monthly 150£ utility bill)
We’ve organized a professional cleaning before vacating the flat and Quintain still holds our deposit and request over 500£ for cleaning purposes.
After numerous attempt to reach out the resident team and find out a solution, the only thing mentioned was that they will share the cleaning report…this was mid September, a month after still no report shared and a deposit still on hold.
9 years renting flats in London and this is the worst and most costly experience I’ve been through.
Definitely not recommend this build to rent company !!!!

"Great Living Experience, But Misleading Furnishing Expectations"

I've been living at Quintain Living for over a year now and recently decided to move in full-time after mainly living abroad. Overall, I've been very happy with my experience here and have even renewed my lease for another year. The community is fantastic, and the location is ideal.

However, there is one issue that has been disappointing. When I moved in, I was under the impression that the apartment was fully furnished, as all the pictures on the Quintain Living website show well-furnished spaces. However, my apartment only came with very basic furniture (a bed, dining table, and sofa) and is missing essential pieces like a coffee table and TV stand. These are typically part of a "fully furnished" apartment, and I was surprised to find out that I needed to purchase these items myself.

When I raised this with Quintain Living, I was informed that my apartment is part of a "discounted market rent" category, which only includes minimal furnishings. This was never communicated to me when I signed the lease, nor is it mentioned anywhere on the website. This feels like false advertising, as the term "fully furnished" gives a different impression.

While I've enjoyed my time here and appreciate the overall quality of life, this issue has left me frustrated. I hope Quintain Living can be more transparent about the furnishing situation and offer more clarity upfront to avoid confusion. At the price I'm paying, I expected a truly "fully furnished" apartment, and this is definitely going to influence my decision to renew in the future.

On a positive note, Malia from the residents' team has always been incredibly helpful and understanding towards my situation. She's been a great support throughout.

If Quintain Living is able to address these concerns and provide clearer communication upfront, they could easily turn this review into a 5-star one

"We love Ms. Sonam and missed her dearly"

We love Ms. Sonam and missed her dearly at Canada Gardens main reception. We thought she left and we’re so happy to see her back and glad that she’s still with the firm. She’s very reliable, friendly and very approachable and very helpful at all times, very pleasant and assertive and really knowledgeable on certain logistics and needs of the tenants.

"We recently moved into flat 624 at…"

We recently moved into flat 624 at Madison East and were welcomed by Carolina and Maria from the Madison Residence team. From the moment we arrived, their customer service has been nothing short of exceptional. They made sure our first impression was a positive one, addressing any concerns we had with the flat promptly and professionally.

We raised a few points after moving in, and they both ensured everything was resolved swiftly. Carolina, went above and beyond when we experienced issues with the windows and the dishwasher. She immediately arranged for someone to come and resolve the problems, showing her dedication to ensuring our comfort.

Their friendly, helpful attitude has made settling into our new home a smooth and pleasant experience. I would highly recommend the Madison Residence team, especially Carolina and Maria, for their outstanding service. They truly care about the residents and deserve recognition for their hard work.
