"Great Three-Month Stay at Quintain Living"

We stayed at Quintain Living, Canada Gardens, for three months, and we were very happy with our experience. If not for moving to another country, we would gladly have stayed longer.

We enjoyed the beautiful, modern living space, with an incredible view of the Stadium. Having access to Tulu was a convenient bonus, making it easy to borrow a vacuum, print documents, or grab snacks and essentials.

Any issues we encountered were addressed. While it wasn’t always immediate, we were ultimately satisfied with the outcomes. We had frequent contact with Yusuf, who resolved most of our concerns. We didn’t get the chance to learn the names of all the wonderful people who greeted us with warm smiles each time, but one of them was Sonam. She was exceptionally friendly and handled our requests quickly. Salma, who helped us with check-in and check-out, also left a great impression.

The only serious drawback we experienced was the lack of air conditioning in the apartment during hot summer days.

We were delighted to live here and can confidently recommend Quintain Living, especially the Thomson building, for a comfortable life just half an hour from central London.

"Nice flats but Quintain is the WORST"

First of all, I did enjoy living in my flat in Madison. However, any contact with the resident team was ridiculously terrible. 
I am especially angry about the move-out process. They tried to keep almost all of my deposit (without evidence) even though I left the flat in a spotless state. They wanted to charge me for redecoration, a complete flat cleaning, and "unpaid" utilities but didn't provide evidence for any of this. I cleaned the flat myself for days before moving out, but they said that this doesn't count because it is mandatory to use a company for the move-out clean (obviously untrue). I asked for the utility bills with the outstanding charges multiple times, but they couldn't provide them. I talked to the resident team on the phone to understand the charges, and I was told not to try and fight the charges or include third parties (like the deposit company). Instead, I should just pay because a third party would decide in Quintains favor anyways. 
Of course I didn't follow this terrible advice and started a dispute with the deposit company TDS. In the end, TDS made a decision in my favor and I got almost all of my deposit back and didn't have to pay for the full flat cleaning as well as the utility charges. Even though the case is now closed, Quintain is still sending me emails and payment links for money that I apparently owe them. They are really trying everything to scam you out of your money. So don't listen to them and go through with the deposit dispute!
I moved out over 4 months ago, and this business with Quintain is still not finished. I would never recommend anyone to rent from them.

"I have had a great experience with Julia."

I have had a great experience with Julia Whyte, she walked through the entire process and was available for assistance at any time even during the weekend that was critical and time-sensitive for me to move in through a very frustrating payment technicality with the bank, Julia came through and delivered a professional and great service which I really appreciate. Fawaz and Richard welcomed me when first arrived to the hub and helped through the viewing and referencing approvals, they have great.

"Disregarded a serious maintenance issue "

They have disregarded a serious maintenance and building issue in Alameda for the last few months. There has been a constant disturbing sound from the ceiling on the 8th floor which can be heard all throughout our flat. It seems like an issue with the air vent. We have complained many many MANY times for the last 2 months but no action has been taken. It is causing my family sleep disturbances and affecting our quality of life including work calls. I am unable to invite anyone over because of the constant noise. The sound is frequent throughout the day and at night at 1am and even early in the morning at 5am. Unfortunately this is our cry for help as the many maintenance reports and emails have not worked!!!

"Possibly the greediest rental company in the world"

I have been here 5 years and enough is enough. I cannot tolerate a rent rise of over £400 in 2 years.

Quintain are by far the most selfish and uncaring organisation I have had the misfortune to have known.

Loyalty means jack all to these people. I am being asked for over £2400 for a one bedroom flat and that doesnt cover the utilities - of course, i have no say in the provider so i am charged at least double a normal domestic customer. The way they work it out is so complex you need a PhD in Mathematics to understand how much you are overcharged a month.

When I told them that i wanted to move and wanted an extra month they told me that my rent for that month would be over £3000. I mean, how petty and spiteful can you be.. an extra £600 for one month. After all the loyalty I have shown them. Yes, i expected a premium, but this is verging on criminal.

Needless to say when i asked for the details of those at the top of the food trough to complain to, the Resdients Services closed my ticket without responding like the cowards they are. Just contemptible behaviour.

It used to be an amazing place where the staff couldn't do enough - now you have to pay £60 per hour just to use the BBQ on the roof garden and another £60 per hour if you want to hold a private party.


These people are only interested in how much rent they can get from you. I am so glad I am leaving as I will save a small fortune.

Please read and stay away! They don't care unless they are scraping obscene amounts of rent from you.

I was scheduled to move in on the 13th of September 2024. I received an email from Mr Adnan Yousaf on the 12th of September confirming that the keys will be made available for collection at 12a.m on the 13th of September at the concierge.

Upon arrival, having lugged my luggages and personal belongings, I was informed by the concierge that the keys to my apartment is registered under a person’s name other than mine hence he will not be able to hand the keys over.

I then informed him that I have made arrangements to move in at midnight on the 13th and if I do not get the keys to the apartment, I will have nowhere to stay the night. To my utter surprise, I was told that I can leave my luggages and personal belongings at the lobby but I am going to figure out where to put up the night.

I had to contact the host of the airbnb I was renting prior to my moving date to basically beg her to allow me to rent the place for the night.

I emailed the resident team after moving in to seek compensation for the extra expenses I incurred through no fault of my own only to be given a solution that makes absolutely no sense whatsoever.

It is pretty obvious that the only solution is to credit my bank account with the money but apparently ‘IT IS COMPANY POLICY THAT WE CANNOT TRANSFER MONEY TO BANK ACCOUNT’.

I have been trying to get in touch with the assistant resident manager - ( Mr Yusuf Khalifa ) since. I called the resident team contact line on the 8th of October and was told that Mr Yusuf has gone out for lunch and he will inform Mr Yusuf that I called, and to get in touch with me when he’s back.

It is the 27th of October and Mr Yusuf has still not gotten in touch with me even after I sent him an email on the 10th of October informing him that I have been trying to get in touch with him. — it seems Mr Yusuf is still out for lunch 19 days in.

"Build to profit "

Build to rent, more like build to profit.

Wembley apartments tall buildings blocking all sunlight. Terrible management, keep changing staff every time. Broken washing machines, the list goes on. Extortionate rents. Most of them empty.

"Awful Experience"

Awful Experience – Not Worth the High Rent

I moved into my new apartment with high hopes, considering I’m paying £2,000 per month. However, the journey with Quintain has been nothing short of a headache. From the start, my guarantor was wrongly failed during the referencing process because the residence team managed to mix up their details with someone else’s, causing unnecessary stress and delays.

Upon moving in, I received no walkthrough of the apartment, no inventory, and absolutely no guidance on how to navigate anything in the flat. To this day, three weeks later, I’m still waiting for an inventory to be sent.

One of the worst problems I’ve faced is with the washing machine, which has been non-functional since I moved in. Initially, it was locked, and despite managing to unlock it, the machine just doesn’t work. I’ve had to resort to using a third-party laundry service, Laundry Republic, as suggested by the building management. This has cost me over £260 out of pocket, with the promise of reimbursement only if the washing machine is fixed. But so far, I’ve just received empty promises.

After multiple complaints, I was finally offered a third option to use another apartment’s washing machine – something that should’ve been offered long before. Meanwhile, I’ve been told that Samsung might come earlier than the 29th, but who knows?

Overall, I’m frustrated and fed up with the lack of care, attention, and service I’ve received from Quintain. For the rent I’m paying, I expected better, and these are issues no resident should be dealing with, especially at this price point.
